What do you put when asked for "Comments regarding your pricing strategy"?

-- I prices listed come from comparable comps -- or something else? (asked for both as-is and repaired value)

Special factors that may be influencing the current market trends. For example, lots of new construction that's reasonably priced, or if builders are decreasing their list price. If REO's are driving a particular market area. If values are increasing/decreasing. If jobs are going away, and there may be a bigger than normal pool of comps on the market. Buyer's or seller's market, also if there an increase or decrease of average DOM.

I usually put why I recommend as-is or as repaired pricing. Such as when it needs no reapairs, or if the reapirs will cost more than will ever be recouped, or where a $1000 paint job is likely to bring $5000 higher price because nobody wants black, hot pink od lime green walls with kids' names written on them...
