I've only done 1 BPO for them. They have a lot of agents in my area.

There is plenty of info on Horizon available on this web site, you just need to find the topic and read the posts.
Horizon is owned by Wachovia, and Greenlink is their bpo division.
I would highly recommend working with them.

Just rec'd my first BPO order from these guys (interior/$0 fee) along with a 2nd convoluted email about the listing.....does this mean that they have assigned the listing to me?
Not sure how these guys work.....never done anything with them before. (Not even sure how found me.) Any info is appreciated. Thanks!!

If Horizon emails you a bpo w/o payment with a listing comment, you have the listing. They don't pay too well on the commission side.

I agree w/Gig em about the commission, however, they don't have any referral fees back to Horizon, or whoever. So...depending on the property, it's kind of a wash.

I have recently signed up with Greenlink, no jobs just yet. I have checked out horizon's site as well. Can you sign up with Horizon directly or is everything done through the registration with Greenlink?

I believe everything's done through GreenLink. When they have a listing for you, you should get the free BPO request from Horizon.

I have gotten several listings with them. The way it was explained to me by the Greenlink rep, if you were the last agent assigned to do a BPO on that property before the bank buys it back at auction, then you will be the agent to get the listing. East Texas Realtor, Gig em is right. If you get a BPO with $0 then you get the listing (at least that is how it works for me).

Update: I did their $0 BPO, I received the listing, the listing is now under contract. I must say that their reps seem to be easy to work with and responses during the holidays were surprisingly fast.
Gig 'em is correct in that the pay is not great, but if it leads to volume then it's all good.

I just received a Broker Property Status Report request (looks like a mini BPO) from Horizon for a property that I did a paid BPO for in Oct for Greenlink. It says I need to fax back to them and then again every 30 days.
This was the only BPO I have done for them (GreenLink/Horizon), as I don't think Wachovia is real big here.
Does anyone who does regular work for Greenlink/Horizon have an idea what this is for? I'm not sure if it is for listing or just to update a past BPO. I drive by the house almost daily, so it isn't a big deal to do, but if it's not for a listing I would just assume get paid for it.
I e-mailed the sender for clarification, but they didn't respond today.
Any help is appreciated in advance?

Haven't gotten one of those before. But to me it sounds like they are either going to buy it back, or have recently bought it, and are working on an eviction.

I do these for another company (not Horizon) and it is to keep them updated while they proceed with the foreclosure. The company that I do these for considers it part of their "pre-marketing" and I was promised the listing (assuming it gets that far). I can't say that Horizon is exactly the same, but they wouldn't need a monthly update unless it was a foreclosure, right?

I suddently received 1 of these Broker Property Status Report requests from Horizon on 1/12/06, and then 4 more today. Have emailed for clarification, but got no response back. Did anyone ever find out what these are for? Any info appreciated.

I received 2 that I had previously done BPO's for them. I sent them back completed, I hope they will turn into listings for me. Now that I think about it though, I wonder if this is a new process to cut down on their valuation expense. I routinely BPO's 'gratis' for Wilshire and Countrywide because they come back to me as listings.

These aren't regular BPO requests from Greenlink. These are BSR (Broker Service Requests) from Horizon for previous BPOs we've done for Greenlink. There is nothing in the previous posts.
Starting in 2006 they have started to "pop up" for some of us in email request from Horizon. There is no online form. You complete and fax back. As someone stated earlier, it is like a mini bpo, an update on a property you have already done. You are supposed to drive by the property (no photos) and pull 2 list comps and 2 sold comps. There is no pay associated with these request....and no explanation as to what they are for.
The thing that is "suspicious" is that these are exterior (not the interior ones that usually lead to a listing). They don't seem to be responding to email or voice messages on the subject. When I finally got an email response back it said that the premarketing department was requesting them because "we need them"....and this was after several attempts at contacting them.
I agree with gfarkas, I wonder if they are just trying to cut down on expenses....time will tell...
