i still believe that cold calling it still a very viable option. Does anyone or has anyone hired a company that outsourced cold calling or hired and in-house person to make cold calls to expired and FSBO listings? Where the results positive or not?

Do you mean like in using a NON-Licensed party pretending to be a Licensee in seeking a Listing . . . . impersonating you ?

Is it your understanding of the New York Real Estate Regulations that doing so with New York Residents would be permissible ?

Or are there idle New York Licensees who enjoy making such calls (not really "cold" if the recipient of the call is known to have been previously For Sale) that they'd farm themselves out to do it on your behalf as employees for an hourly wage, or would it be piece work, as Independent Contractors . . . . by the number of calls made (and answered) or the number of Listing Appointments made ?

If they were so good at it, I wonder why they'd not be Licensed Agents and Listing up a storm for themselves ?

They are Idol licenses who will be doing the calls, why they don't listings, thats a darn good question. But its really untapped as far as how many agents do it consistently. My big thing is consistently, if done all the time and followed up properly it nets results.

I would love to hire an Idol agent...could be good for the psyche. But I might have to settle for an idle agent...nowhere near as much fun.

This is a great idea and I do know of some very successful agents who do this with great results. The have in-house telemarketers. They also do just listed sold calls also.

Have heard of several firms hiring people to handle cold calls, and calls period. From what they've said, the persons who practice this stand by it - seems as if some agents perform better if they are given less job functions.

Why not just find someone off Craigslist? You could prepare a sample scrip, and have applicants read it to you over the phone.

So do the "Cold-Callers" represent themselves as Licensees . . . . or do they just carefully skip over that step ?

What freedom that gives; the ability to say anything without being held to rules or regulations . . . . they're so tiresome anyway.
