We own 7.5 acres with road frontage on three sides on a busy highway south of Dallas. I know commercial isn't moving all that well, but my patience has worn thin with realtors we have had the property listed with. Two realtors have have had the property in 8 years. My current realtor won't even return our phone calls, she seems to be scatterbrained and not well organized. I dont innudate her with calls either. I just call every couple of months to touch base with her and ask how the market is doing. But I have called 5 times in a month and no return call. I am done with that. If she won't return my call, who else's calls is she not returning?

My question is, how do I find a realtor that specializes in commercial land and who has the gumption to go out and get it marketed to the right folks? I seem to be at a loss here. We want to get rid of it. Asking price is $1.75m. We lowered the price to $1.2m for six months and nothing. The property surrounding us keeps getting sold and developed. Our original asking price is right on target with what everything else is on the market for. We don't know who has the other property listed that recently has been developed, I am wondering if they are private deals. We are willing to owner finance with the right down payment. Is 8 years normal to have commercial property on the market?

Anyway, any information would be greatly appreciated.

Are you using a commercial broker or a realtor that sells residential as well. Most folks think they are the same, but there is a distinct difference dealing with commercial properties. You sound like you the principle are easy to work with and in touch with the market so it might be who you have used to represent you or lack thereof.

Well our first realtor seemed to be working on her family' deals the most. There was a huge hwy construction project several years back and her family caught wind of it, bought all the property surrounding the highway project for cheap and then started selling it of for huge profits. So our property wasn't her priority since she could make more money on her property. Very frustrating.

Our current realtor is two towns over. She sells 1 or 2 commercial properties a year. Rest are residential. Last year she didn't sell any commercial property. So she doesn't specialize in it, but does sell some commercial. She has had the property listed for 3 years and she never asked us to renew our contract but she keeps it listed in the MLS. So I don't really know what to think.

I have done searches for commercial real estate agents but have a hard time finding who actually specializes in it. I guess that is what I am asking. How do I find a heavy hitter commercial real estate agent?

Ok this makes sense. There is a difference to doing 1 or 2 commerical transactions a year and an individual who only does commercial and is a specialist. You have to target the right candidates from developers to users. Unfortunately, they wasted your time, but you seem like are willing to be creative if you found the the buyer. You just need to have the right firm that can give you the right exposure. If you like, I can help you find a specialist in our Dallas office. I would have to see the land and what is around it to tell you why it is not moving.

You could be targeting the wrong set of buyers for it.

I have worked on development projects with after build values of 150 million dollars on a 650,000 sq ft mixed use project on 25 acres.

I had to assemble 20 different parcels.All I do is commercial but I am located in Georgia.I always cringe when I hear about people listing with brokers/agents that have little to zero experience on these types of deals.There is a lot of knowledge that helps the seller net the most money for selling the land for it's highest and best use.Yes it is commercial but then you need to define further based on development what would extract the most money.

Typically on the corner the first 1 to 2 acres a pharmacy will pay the most,followed by a gas station,then a bank,and a restaurant.

The other type of commercial owners want to be close to the corner but NOT pay for a corner.Usually their is an easement pass through from the corner building to their so you get the traffic from the corner.

Sounds like you had a broker/agent stick it in the residential MLS and a little sign at the road.That is not how developers or corps look for a location.

The best thing to do is to find a middleman or a brokerage company that will help you with those things. Selling a office like serviced office in fort bonifacio needs to be done by professionals like broker to make sure that everything is undergoing the right process.

Have you tried reaching out to a CCIM broker? They are essentially certified CRE brokers and I am sure there a number of them in your area that are experts in land.
