Want to learn a successful expired system. OK, here it is: 1. contact the expired some how as soon as possible. Deliver there morning paper to them, call them an ask what they are having for breakfast and then ask are they going to relist with Mary Jones, or are they considering trying someone else. 2. be friendly and informal, don't sound like a canned salesman. I'm sorry your home didn't sell, could you tell me what you folks were going to do after you did sell it. Gee, I would like to help you do that, could we talk about how I could help you do that? 3. for 3 through 12 just send $35,000 to guru brian's sure thing program, we accept cash or certified checks.

OK you know who, that was funny. For you out there I posted ask if they are going to re-list with Mary Jones, or... This person did do that and the prospect asked who is Mary Jones?
Said she was nervous when she called and just started to read my post as the script. But she actually told the prospect the truth and she got a laugh and an appointment. Good going!!! Action works, don't forget it.

Brian,
Sounds like a great system. I'm just wondering about a few things.
A. How many people do you generally get in contact with? Ov er what period of time do you do this? At some point of time the window has closed. B. What's your success rate using this system? How many listings do you get for what number of contacts you make?
I like the idea of being able to get immediate feedback/results on ones efforts.

Hi Terry, Been away for awhile. To answer you question my goal was to contact every expired in my selected market area as soon as possible. I wasn't just trying to list them, that would have been easier. I was intent on qualifying them to determine if they were real sellers, just because they had listed before is not a true indicator they want to sell.
So my early questions are to determine that, and to get the chance to inspect the property, I'm looking for saleable listings which requires a motivated seller.
