If you are having problems getting sales, then you are obviously doing something wrong....
no, it's not the economy or market conditions. There are a few "tricks" you can use to make more sales than ever before.
I've already posted a thread called "The Real Reason Agents Don't Sell More Properties" under the "Agents and Brokers" heading in the "Real Estate" Forum....
Go and have a look...I'm sure you'll find it useful.
Oh, and I'm not trying to sell you anything...just sharing what I've learned.

There never was and never will be a secret. The secret, exposing the right property, to the right person, at the right time. It works every time. Results guaranteed.

Like others have said, there is no secret. I find that just being honest and really working with the clients pays off in the end.

It is critical to be able to qualify your leads and communicate with them accordingly. You can't communicate the same way with a prospect that is looking to buy a house now and a prospect that will buy in 6 to 12 months. Also you can't communicate the same way with first time buyers and with someone that has purchased several homes in the past. Some prospects need to be guided, educated and every time you provide a piece of information that helps them you get them one step closer to you so that when they are ready to buy or sell, they will call you and no one else. It takes patience and a process to qualify those leads but it pays off at the end.
