I think the most important exposure you can get is developing sphere of influence, developing farm areas to market hard, and owning/controlling your online internet presence.

Very good points - sometimes the most obvious things are the ones most often overlooked. :)

Good point Brian nothing like having the right property at the right price.

Take a salable listing, get it sold, tell the world about it. Repeat.

Like others have said, there is no secret. I find that just being honest and really working with the clients pays off in the end.

It is critical to be able to qualify your leads and communicate with them accordingly. You can't communicate the same way with a prospect that is looking to buy a house now and a prospect that will buy in 6 to 12 months.
Also you can't communicate the same way with first time buyers and with someone that has purchased several homes in the past. Some prospects need to be guided, educated and every time you provide a piece of information that helps them you get them one step closer to you so that when they are ready to buy or sell, they will call you and no one else. It takes patience and a process to qualify those leads but it pays off at the end.
