this is/was the most viewed thread of agentsonline history....almost 2 million....the most posted on ...over 2500
now it is hidden in this new "untested" portion of the forums. I know there are many sections of the forum that i have never ventured.
could it maybe get a sticky as it is a way better topic than the "Let's talk about our cars"
this could very well be the thread that has inspired some agents to move forward with active marketing. Please sticky this in the agnents and brokers portion:-) pretty please;-) sugar? on top? I made it sticky. The reason "Let's talk about our cars" was made sticky was not so much because it is a great topic but it is a monotonous one that always seems to resurface every few weeks. Before anyone gets all snarky about the movement of this thread, if the mods had wanted to do away with it, it could have been done in one fell swoop - poof, and it would be gone. Someone suggested in a private message that the admin start a traditional marketing forum and thus the Successful Practices forum was created. This thread seemed to fit in the conventioanl/traditional marketing forum which is why the admin moved it here. Rather than make snide comments (not speaking you, estatereal, this is just "in general" comment to all users) I suggest that members who have issues with things on this forum contact the Admin and voice concerns that way...it would be much more productive. lol...the thing about cars was kind of a joke...i just did not want to see such a great thread (highest views and replies on aol) get lost somehow. this thread has been great and you can see i have posted on here almost 3k times here on aol....i have not posted as much lately as i used to, but because im not here reading everyday, but because i have been swamped and unable to read and post....a good post can take some time. thank you all who made this thread great

Ok! I Am really excited at the possibilities!
Everyone following this thread knows I generate a lot of leads and many many more maybe's and call backs. Yesterday my assistant and I separated the wheat from the chaff. We identified which leads we feel will sell FOR SURE this year in 2012.
She and I went through the various lists and added a RED checkmark on the ones which were FOR SURE. Out of approximately 150 various leads, maybes and call backs, we separated 30 FOR SURES! These will be kept in my binder for aggressive continuous lead follow up and visits to the door to introduce myself.
My assistant will work and call the MAYBES to weed the good ones out and slowly add them to my FOR SURE list.
My thinking here is if I had a specific amount of FOR SURE LEADS at a given time, this is all I would need to take a given amount of saleable listings for the year creating a more predictable business income for the year. I am not sure what these ratios would be. Mike Ferry says 2 leads to one listing. I feel thisay be dependent upon your market area, competition, etc. I kinda hope I can contain it to 1 listing from 3 FOR SURE (HOT LEADS). For example if i somehow had 100 FOR SURE (HOTLEADS) in January, I could convert aporox 35 to well priced saleable listings. Not easy lately since there are many agents taking listings at 1% listing fees and many of them are good agents selling over 100 homes a year! The competition is brutal and totally cut throat.
By my focusing on the FOR SURES and freeing up my time from calling the MAYBES, I may be able to up my daily contacts to 200 contacts per day to generate more FOR SURE leads!
I am going to the One on One retreat with the intention for answers to this puzzle.
If anyone here has knowledge what other top agents do to sift through there leads and CLOSE on the good ones in a cut throat competitive market, your sharing ideas would be appreciated.

Strange... I walked a street doing flyers with my long time mailman the other day and he said I could even put it [i]in[/i] the mailbox!! He assured me of this more than once ...

Just back from San Diego one on one retreat. There's an agent there that uses 2 Mojos at once. That's 6 lines at a time. Wow! Wondering on the possibilities and if it would justify the cost?
(looks like moving the thread down to the bottom may have killed it.)

Congrats. Keep it going. I call often. What ever they tell you, cut the time in half. Remember, studies show they need to be touched by you 5-7 times b4 they remember you and trust you. Also depends on the intensity of the competition in your market. I mail to them every 2 weeks, like a farm, plus I send a variety of different pieces every time I call them. Ie: notepads, pop ups, calendars.

does anyone have any others? I had a co-worker that signed up for something that emailed him FSBO's daily, but he wouldn't share the source. I use The Red X ( www.theredx.com ) and there is also LandVoice ( www.landvoice.com)

YEY! Success section is in the top section now! Good move!
My goals after coming back from the retreat are to do 200 contacts per day, 4 hours with MOJO, calling only HOT leads, ( the for sure leads), preview the HOT leads to introduce myself, add call capture to my presentations and my systems, role-play everyday. Let's see what sticks! Lol.

A few folks have asked me for script/objection sets. I have most of the major prospecting systems script sets. Just E-Mail me at erik.j.webster@gmail.com and I'll send them to you.
Its a 14 meg file.. but everything you will need for Expireds, FSBO, Just Listed/Just Sold, Buyer, Appointment Pre-Qualification, Listing Presentations, etc etc... its all varations on the same theme.
Its really the ability to rebuttal and reclose that makes the difference in appointment setting ability on the phone. So memorize the rebuttals.
A little delayed but I've finally sent off my email request.

Numbers so far - 300 contacts per week, average 30 per hour. Will go for 90 per day next week. Lucky, i would like to hear your opinion on Mike Ferry coaching.

You have to push the envelop each week to grow and benefit. Go to each call with problems and questions that you want help with.

Example of what is possible. Today, using Mojo, I contacted 200 people in 3 hours. MOJO dialed 583 numbers in that time. Started 8:30 sharp. Of course , I was calling an area of homes that were 25 years old, a lot of those people are home, mortgages paid off.

Forget your friendly mailman, check with the postmaster and ask him what the regulations are. If you can get away with it in your route area fine, but even then that mailman will have a vacation, or a day off, and the replacement may be Barney Fife's twin instead of a I don't care, it's no big deal type of friendly mailman.
Ask the postmaster what the fine is and multiply that by each flyer, don't worry maybe you can refinance your house to pay it. The post office decided a long time ago that if someone was going to use their property (the mailbox) there had better be the correct postage attached.

Today it took 4 hours to get 200 contacts, 3 leads, 5 listing appointments set for February so far. The goal is 90 listing appointments and 50 saleable listings taken for an income of $675,000:)
