I am a seller of a house in probate. Lots of problems have come up with a recent buyer. They are defaulting on the contract we signed. I have a reason for wanting to see who has been in and out of my property. One realtor said that's easy...just ask my realtor for the "production list". (I think that's what she called it?) She said the lock-box records everyone that goes in and out of the house. Names, dates and time. That would be very helpful to me at this point.

Am I entitled to this list that logs who goes in & out of my property...or is that really up to the realtor that owns the lock box? It seems since it is my house/property...I have a right to know who goes in and out of there. Anyone know if it's ok for me to have a complete list of all the ppl that have come and went? Thank you.

Hi chelee, I suppose it could vary by area MLS regulations, but in my MLS if a seller requested a printout of who has been there, we would certainly provide them with one. Hope that helps! smile

I also think you asked something that was never an issue for anyone here. I've never had a seller ask for the printout.

Roadkill, You made a good point...that is the most likely reason for no replies. I knew it wasn't going to be a common questioned, if ever. lol Seems pretty harmless to see who's been in and out of my property...but it's been difficult to get the read out from her. I started thinking maybe agents/realtors had rules not to hand them out? My realtor finally gave me a "short" list that only had 5 days on it. Didn't tell me what I wanted to know? Makes me think she's hiding something...so frustrating. But I need to find a new realtor tomorrow and try again. Hope I have better luck this time. The market is so flat right now. So many foreclosures, RIO's, short sales...and mines a probate. I need to get it sold. Thanks for the replies...much appreciated.

Your the seller of the house and your agent wont provide you with the activity log from the lock box? YES definitely time to find a new more cooperative agent.

Not sure what the reasoning would be to hiding it.

chelee, back to PA Roadkill's point. I've never been asked for a printout, but when we did our MLS training with the electronic lock boxes they told us that a printout was a feature we could do. In fact it was one of the selling points on the lock boxes. You're in a unique situation and honestly I wouldn't have the first clue how to actually create a printout, but I would darn sure figure it out if my seller asked. If I recall correctly, on our lock boxes at least, there is no time limit. It should be able to go back to when that box was placed.

Just curious whether the weekly, monthly, or quarterly access reports could be used to readily identify (by Name) which other Agents or Brokers had most frequently shown the property, and having become most familiar with it, might be the best candidates to serve as a replacement for the current Listing Agent/Brokerage ?

I would suspect that these reports are produced in a coded format mostly for statistical purposed, and to identify the specific individuals only if or when there has been a breach of security that must be addressed.

All the info would be accessible from your ekey/supra account. I have an app on my android so I use my phone to open the boxes and I can access all my electronic lock boxes info from that and send whatever I want to email for printing, havent had to do so, but could.

The "Showings Dashboard" in SUPRA has the date, time, agents name and telephone number for every showing.

So that might serve to explain why the current (and about to be cast off) Agent might be somewhat reluctant to supply this information to a disgruntled Seller.

I have provided the list to my sellers. I see no point in not providing it. It demonstrates whether the seller's property is getting activity or not. Unfortunately, I am between two lockbox territories. I've been having to use combo locks for the agents who don't have my type of electronic key. I keep a running list of who's been in the home, and, I change the code periodically - intentionally.
