Since a lot of transactions fail now, I was wondering how many of you continue to advertise your Under Contract listings and collect back up offers. Even though it is U/C on the MLS, you obviously still get sign calls - but do you continue to run your Craigslist ads too?

If a property is under escrow, our office policy is to change the status to 'Pending - Continue to Show' (which then still continues to syndicate to sites with the MLS feed) and only change it to 'Pending - Do not Show' when the last contingency has been satisfied. Personally, I do not continue to fully market a property that is in escrow but obviously many agents do as it can continue to provide buyer leads.
