Very nice laminate (or even wood) flooring in all the secondary bedrooms?
I had an upstairs flood last year, and replaced hall & stairs flooring with GREAT carpet that I can't wait to extend thru-out. Also, I put in a really beautiful, wide-plank, installed plank-by-plank, laminate in my daughter's bedroom and in our game room.
My intent was to also put it in the other two bedrooms. But I've never sold a home with laminate in all bedrooms. I am nervous it wouldn't sell. I've always wanted this flooring because I think it looks beautiful with a near-room-size area rug and it's virtually indestructable.
Would your buyers accept a home that didn't have wall-to-wall in the kids' bedrooms? Would you? What if the sellers furnished brand new neutral area rugs for the showing & sale? What if they understood that this way, markers or paint or makeup or yogurt or curling irons left on or whatever kids find to ruin carpets, isn't going to ruin your beautiful carpet??

Man, I would and I think my buyers would. That flooring is much easier to clean in kids rooms and I think it is real nice looking too. I would prefer to have wood floors and do my own rugs...that is what I did here with tile, but I would prefer would...

Well, I think it, of course depends on the buyer. If I were the buyer, I would do flips over the wood floorings in the bedrooms - it would be a selling point to me. Wood flooring is more sanitary and just looks 'richer' than carpeting in my opinion. You can always add a rug to the room if you think it might be 'too cold' compared to carpet. But, in the end it just depends on the buyer. And it's your house right now, put wood flooring in and then add the rugs when you sell it!

Absolutely! We have wood in all of our rooms but kitchen & baths, and it was one of the main things that sold me on the house. Of course that was pre-Golden Retriever era.

There was a home for sale last year (built in 1998 or so)in my previous area in Iowa that had wood flooring in all secondary bedrooms and the hallway. (Previous owners had severe allergies in the family and couldn't have carpet in the bedrooms.) Very nice looking wood, as laminate pretty much guarantees a home won't sell in that area. Anyway, this house did NOT sell and sat on the market forever. I was able to get it for my buyer at a HUGE discount and my buyers hated it, but loved the backyard and the amazing price. I am sure this is area dependent!
I now live in northern Arkansas and this area LOVES laminate and I am having a hard time "adjusting" mentally. As I mentioned, in my previous area, laminate in a home practically killed a possible sale.

I have wood flooring throughout my house except for kitchen and bath I love it, and I am now selling my house and the first response I get in feedback is that they loved the wood floors throughout!

I think this is very market specific. I would never recommend a laminate floor in my market area, only hardwood. I even recommend hardwood on kitchen floors, it changes the whole look and isn't that expensive.

Yes, in this market it is price range specific - there are certain homes that just can't have laminate floors, except that there are some rooms where it works well. My home isn't one of those homes - it's a more common home and laminate is just fine in it. Overall, I don't really like laminate either, but this stuff I found is great - it was $7/sf and it looks beautiful. I still wouldn't put it in my living spaces - it's in the kids' bedrooms. --A

I would! I think that laminates are better than hardwood due to their durability. I have looked at both possibilities for my own home and have found that the laminates are better especially in well-travelled areas of the home. One other thing about thim is that it's easier to care for than other flooring.

As a custom builder I would say Hardwood Floors are best but laminates are a good value choice and in fact slightly better for those wanting wood in the kitchen. It also matters based on the value of the house. Laminate would not be a good choice for a high end house but would be fine for more moderate priced houses.
