OK this is what I am doing to generate short sale leads:

-door knocking nods and nos's
-cold calling 30-90 lates
-I have even sent out post cards

While, I've done pretty good this year, I never saw any results from my short sale marketing efforts. It seems like there are some agents that are getting a huge numbers of short sales.

Any suggestions on how to get short sale listings?

Thanks Minna. I tried PPC and SEO. seems like there is too much competition out there. Have you generated any serious lead online? if so, please elaborate.

I closed 32 short sales last year (and a few additional non shorts) 80% of my business comes from the web. I have a strong internet presence for my target market.

Last year, I built a pretty nice site and did some ppc. I spent close to 2K on ppc w/o getting one inquiry (!). The person who did the PPC for me is very capable and has previously generated a lot of business for me in another field (5K-10K per month of appraisals, back when I was doing appraisals). It may just be that where I am at (southern cali), there is just too much competition, but I would love to hear some more details regarding the your website and how you promote it online. thanks!

I dont do any paid advertising. I just consistently work on my presence. Actually I did have a zillow zip but Im dropping that now - I did get a couple listings from that, but I just dont like Zillow as an entity. PM me for more info.

I'm with minna. Strong web presence and targeting the right keywords. I have a SS blog and website for each of my market areas through Busy Agent Pro.

I'm willing to bet your keywords were "my city short sales". Those are buyer keywords. If you were a seller, what would you search for?
