There is substantial training and advice outside of the "broker/office". So don't worry too much about that.
The biggest thing is: LEADS!
You need Leads, and lots of them.
Think of how many leads you'll need, and then triple it. Quantity is Quality (sort of). At least it is at the beginning. You need practice in real life. You'll make mistakes, but you'll learn (and if you don't learn, then you'll quit).
Split is important too. You want to get paid for doing the work, not some sort of weird pyramid structure like some brokers have.
