Hi I am in the process of getting my license and I just finished my first course. Should have my license by March of next year however I have had the great oppurtinity of being exposed to this stuff at a very young age. I have been attending the Mike Ferry events since I was 17 and ever since I heard my dads first tape I have been hooked. I have listened to counteless hours of tapes, objection handlers, superstar retreats and one on one retreats. I have seen the 2005 One on One retreat DVD set like 10 times it was the one my dad went too. I honestly can say I listen to this stuff for fun. I don't know if that is awkward or that is normal but I am a sales tape fanatic. I role-play with all my buddies and they always get mad but I love it. Anyways my plan when I get into real estate next year. I will stick to this plan everyday.
5:00am-7:00am- I will go to the gym and and on the way I will blast my affirmations and repeat them. While on machines I will have the Mike Ferry listing presentation playing and I will be going to through the whole presentation and I will practise scripts objections.
7:00-9:00am- I will talk to my mastermind/accountablity partenrs for half hour and role play for a bit and get some positve thoughts going.
9:00am-12:00apm- I will turn email, cell-phone and distractions off and just prospect and I will try to make 80 contacts a day and play it has a numbers game with the objective of going on one appointment a day.
1:00-2:00- I will be doing lead-follow up returning calls and have lunch. If there is time before my appointments I will be learning one new objection every week or I will listen to something inspirational most likley Mike Ferry.
2:00-8:00- I will be going on appointments and on the way listening to powereful objection handlers if I have no appointments I will be previewing property or practising my scripts.
10:00-11:00pm.- I will read a powerful book on selling negotiationg or something powerful that will improve myself.
I will be attending a Mike Ferry event every 2 months, since I have no responsibilities no mortgages but a couple of speeding tickets I have no real commitments anywhere else so I can give this my all.
What do you guys think about my plan? and how many homes do you think I can sell my first year in Real Estate. I am 23 I live in Toronto, Canada and I live with my parents.

Get real, a sleep deprived agent isn't a great agent, only a max of 6 hours. I don't care that your young, just don't be stupid. Revise your schedule and get a solid 8 and stay in the healthy and functioning world.
Also glad to see you want to keep learning but your greatest education will come from the doing, so more doing and less studying. The doing will tell you what to study.

Get more sleep. Your enthusiasm is great at such a young age. I started when I was 20 and am now 29. I have worked very hard in my career and am doing quite well. I also plan on going with Mike Ferry's program when I move out of state and start fresh next year. Good luck to you.

That's a great game plan and your mindset seems to be solid! I would suggest backing off on the hours a bit though to avoid burnout. Even my coach says some days leave at 4:30-5pm and don't think about real estate the rest of the day. I would focus on a strong 10-11 hr work day of hard work and try to always tell your self "is what I am doing right now the highest and best use of my time."
Also, you need time in your schedule for things you like to do? Enjoy your youth, you don't need to spend all of it working...
On a side note, BpoBill needs to move to NC! I need a Raleigh connection for referrals!

I understand but this is not a factory or warehouse. I wouldn't consider the gym or reading or anything a part of my workday. Some people just enjoy having a disciplined lifestlyle. I have been waking up and going to the gym for years now, I can't even feel it anymore. Learning is on my own time and it is something I enjoy and as far as DOING. What do you think prospecting from 9-12 is? It takes a fair amount of discipline everyday to pull that off. How about the days where there is only one appointment or non then I would say thats 6-7 hours of relaxing.
The agents who don't want to work or prospect. Those who sit back and wait for business or spend floor time or just sit and wait at an open house for them it may seem a lot but it's just calling and driving no steel welding here thanks.

That's when growth occurs. good for you my man... you will always be discouraged on here.. most people dont realize.. you pay the price for success now..and live the life you want later..now is the time.. go for it bro..dont let anybody discourage you or keep you off schedule.. most discouraging you..will be 70 year old walmart greeters.. and thats no joke! nobody can achieve success without paying the price.. take care of your health..remember to get some sleep and take some days off..you will be fine.. its a good solid gameplan..

lets look at the less than 10% of americans who will ever earn 100k a year and the price paid.
CEO- usually 8 years of school and 10 years of climbing ladder attorneys-8 years of school plus internship dentist-8 years of school plus internship doctors 8 years of school plus internship
there is a reason the average realtor earns 30k a year the average american earns 39k a year.
in fact according to recent stats 50% of americans live below the poverty line right now
Top 1%: $380,354
Top 5%: $159,619
Top 10%: $113,799
Top 25%: $67,280
Top 50%: >$33,048
Why do less than 9 out of 10 americans earn 100k..
cause its too hard..too much work..too much sacrifice.. right?

I agree with you a hundred and fifty thousand percent. It takes real balls to follow this system to the bone but the pay off is well worth it. If the house is priced right it will sell, the main thing we do is try to persuade people to sign a contract so we can earn a commision check that is the bottom line. So why not go in there with a god dam fully canned AC-130 loaded and ready to go rather then being in a simple helo that misfires more then half the time. Canned means no stutters or anthing screw ups. Having a canned presentation, prelisting package and prequalify call will increase confidence and it will allow you to make a killer presentaiton. Half of the competition is gone with all this stuff but 70 is gone if you actually give them a step by step 15 point action pla.
