I am just starting off being an agent this week. There is a lot of advice here but where to start? What to do first? what is cost affective? thank you

First off, I'd recommend trying the search button for this forum. There's millions of threads with great ideas on how to start in the business.

I'd recommend compiling a list of your current SOI (sphere of influence). They can be family; friends, neighbors. Let them KNOW you're in Real Estate. Most of my databases are currently set up in excel.

Let anyone and everyone know you're in the business, and here to stay.

Thanks for the responce tyler, I have used the search and there is a great deal of information. I'm just trying to find some info for a new agent starting off, the most cost affective, to help me close a deal! your advice was great and specific, thats what I am asking!

Do you have Facebook or Twitter? Let people know you're in the business. The advice that Tyler got you is great too.

Find good deals in the MLS or in your office. Get permission from the listing agent and advertise those. When I started off I was making handmade signs with poster board, H step stakes, and black markers.

It would say "3 Bedroom brick ranch, in this neighborhood, basement, garage! $40K under value! 555-123-4567" Or something like that. I stuck those in the neighborhood, corners of intersections. I even made flyers and passed them out in the neighborhood, that said "just listed, bank owned, 3 beds two baths, basement, garage, $40k under market value! I did not give an address, but I put a picture of the house on the flyers. You need to give them a reason to call you. Those two things helped me to close a few deals every month. It was cheap and also good exercise.

I was using those on HUD properties without the permission from the listing agent. Back then it was only one company handling most of our state. He called me up once and told me to stop, but I was already doing it for over a year, and continued to do so, because I knew they were losing the account anyway. However I would highly recommend getting permission just to keep everyone happy.

Yes it is worth it because you need to expect it to take a while to see results...so whenever you start with the internet you need to wait a bit to see results. Search engines take a while to index you and how quickly depends on your Search Engine Optimization...how well your content is indexed for your key words.

As BPO Bill said, see if other agents in your office will let you advertise their listings. Then set up a blog - you can get hosting from Godaddy for less than $10 a month, and a domain name for $10 a year or so. Set up a Wordpress.org blog and then begin writing content for your posts. What are you going to write about?

Write about the listings you have permission to market

Take your own pictures of the area and write about the picture...one picture per post...take a picture of a landmark, a business to highlight, a tourist destination, a favorite restaurant...always making reference to real estate somehow in the article without sounding spammy of course

Write about home sales trends (use info from your mls if allowed...my mls does not allow it by yours may)

List some upcoming current events

Highlight various communities

Talk about some homeowner issues

Again make sure you get local real estate terms in those posts.

It would be extremely beneficial if you get IDX access to the MLS - in my MLS you pay an additional fee on top of the dues to be able to display listings on your website and enable customers to use your website as a search portal.

If you are mildly tech savvy you can set it up yourself with an investment in time or you can spend a few hundred bucks to have someone set it up for you. Not having an internet presence will harm you in the long run and make it difficult to generate your own leads.

Of course you can do the traditional stuff like door knocking and cold calling but for me personally, that kind of activity upsets my stomach. I do not like bothering people which is how I see it. Some other agents do very well at it but it's not my cup of tea. Even if you are door knocking and cold calling you should have some kind of website to send them to....and that would work for Craigslist too.

In this internet age, a website is very important for a new agent. I have done very well without doing any of the traditional prospecting methods. Good luck.

Now its very important I show you the flip side of the coin..

it depends on if you want to be broke your first months in the business..
by avoiding traditional prospecting methods..

while you wait for google to decide if you are worthy... :-)

If you want to close your first deal in 30-90 days
forget all that internet ,social media stuff.. FOR NOW...

1. Go to your broker, and the hud site..
pick some listings out..
go straight to craigslist and backpage..
run those ads, everyday
put great compelling headline
2-3 sentences of text and 1 photo..
and your number with call for more details , pics appointments..

2. make a list of at least 100 family members , friends , co workers colloeagues, mail them a letter..
this will cost you $50. Tell them that you are now in real estate..ask them do they know anybody who looking to buy or sell

3. Make friends with fsbo's in your market..
you can get them free from fsbo.com, forsalebyowner.com etc..
ask them would they pay a commission if you bought buyer
ask them can you help with they marketing
offer to do open houses for thetell them you have buyers-(you are ddoing the craigslist plan,..right?)

you will add social media, blogging seo. all of that to the mix..
but thats not a 30-90 day paycheck..
the path to the 30-90 day paycheck is more traditional..
1. yes actually talking to real humans
2. yes actually asking for appointments
3. yes actually going on appointments face to face with live people

the quicker you get over not talking to people..the quicker your first paycheck.

hope that helps. Since most advice will tell you to ignore traditional stuff..thought I would share that side of the coin...

I succeeded and I was fairly broke to start out with.

I say what I say because some people think that if they don't like or hate propsecting in the traditional methods, that they are not cut out for real estate.

There is a ton of stuff out there saying KNOCK ON DOORS! MAKE PHONE CALLS! but those materials do not encourage those who cringe at such methods.

I dont knock doors..so I dont know..
but sounds like the op is looking for some now money..
blogging and seo will not do that..
also when you started..blogging and seo was more easy, less competitive..
if this op is in a major city..it might take 6 months to 1 year to see his blogging pay off..


my plan is for now money..
we need to be careful right off the bat discouraging agents from talking to live humans

and I respect Jennifer.. and #2 directly addresses the whole referral, sphere..thing..
I dont think he needs to pay $500 to learn to just send letters and make calls to his sphere of influence..

But Im leery of anyone who teaches..

make money in real estate
WITHOUT talking to people
WITHOUT meeting people face to face on appointments

and fsbo are not cold call..and he is not asking for a listing..

nothing I mentioned was doorknocking or coldcalling..

but yes..agents
TALK to PEOPLE..
Meet face to face with people

No appointments- No Paycheck.

Thanks for the advice everyone! Perky I am not that tech savvy to make my own site, I would have to hire someone to do it. idk if it worth spending the money if I'm not going to get results in the next few month. Any recommenede companys for websites? I was thinking of just getting a lead generating site for now and wait to get a regular site.. Any recommended companys for that? Linden you are rite I am looking for now money!! I was in mortgages so cold calling seems like another plan. what do you folks think?

If you have no tech savvy then it will cost money...I have a bit of knowledge with that so I was able to do it all myself for free. BUt you can still have GoDaddy set up the blog for you at a fairly reasonable price. Once it's set up it's not very difficult at all.

Why are you not in mortgages now??

Plenty of business still just how you close the loans and type of consumer has changed.

I see this mistake with agents.They get some success doing things a certain way and then the market shifts and they wonder why closings are not happening.

Remember you can have 50 listings but if they are overpriced,seller non-motivated,or it's a type of product not in demand in the current market place it won't sell.

I recommend BAP Evolve for your business but most likely you cannot afford it right now.

The internet is great at generating buyers but not as much for sellers.You still get some but not close to the same ratios.

Perky is one of the tech types and a former web designer etc. so this type of stuff comes natural to her.

If you are someone who does okay or struggles with it you will spend your whole time doing it and still not have it right versus paying someone to do it.

I pay someone to do it as I don't have time for it and make way more money closing deals than being a webmaster and seo generator.

There are many styles to selling real estate and many successful people in each style.You have to find out what works for you.

Super thanks for the response! Mortgages was a few yrs ago and I always wanted to do real estate..

No I will not attemp to make my own wedsite, not savvy ennough for that! just wondering if its worth spending the money on a site now that I am starting off?

I understand what you mean about the market and I want to concentrate on findind buyers!

SEO and social media is long term strategies for now business
here is the fastest ways I KNOW..
1. call fsbo and expireds..everyday thats not cold calling
2. build your 100 sphere- CALL them and sk them who they know looking to buy or sell
3. Generate buyers from craigslist run ads everyday
use a buyer lead gen website..THEn CALL them asking for appointments...

if you dont like calling..
1.fsbo and expireds..bomb them with postcards and letters
2. your sphere-hit them with postcards and letters

here is something that as a 4 years in the business realtor I noticed..

your income is a direct reflection of how many appointments you go on..

not leads
not contacts
not hits to a website
not the mailers
not the contacts..

in real estate its how many appointments you generate..
No appointments= No closings. PERIOD.
wether thats a buyer or seller appointment.

Sooo everyday focus on generation 1 good solid appointment everyday.

I spent over $30,000 dollars in training, coaches and seminars to get this 1 sentence..

Get an appointment everyday.

most agents wake up and start blogging, seo, working on websites..paperwork..etc.

without working on the #1 income producing activite.. appointments.

if you go on 5-10 appointments this week. it guarantees you a check in 30-90 days.

I dont care if you are the worlds best realtor.

No appointments..No closings...No money.

I really dont care how many contacts how many visitors, how many leads, how many mailers..

get an appointment everyday. everything else leads to poor agent poverty.

Don't just look for ANY BUYER.

You are in New York.What PART of New York do you want to work??

You want to be a SPECIALIST in a NICHE area and not a generalist trying to work multiple areas and seeing what sticks.Generalist will land some business by luck but will not build repeat clients and referrals like a specialist will.

Find out what is selling in your market by closed sales.Look at what is NOT selling by expired's and withdrawns.
