1. run the everyday craigslist system with lead capture site..
2. buy the cheapest local zip code from zillow..
3. target high end renters in your area..who earn at least 50 k a year
and have been renting 1-5 years
mail them offering..10 best buys
, local foreclosures, mortgage info, market reports
4.check your 100 sphere of influence..they do know someone


on qualifying be very specific on questions

1. Are you planning on buying a home in the next 30-90 days?
2. If I found the perfect home for you today..are you in a position to move forward and write an offer?
3. in order to get the best deal..you should get approved..are you pre approved? are you willing to get pre approved?

those 3 questions will present you with the most motivated of the motivated.

spend your time with them.
A buyers
1.want to make a move in the next 30-90 days.
2. are either approved or will get pre approved.

everybody else is b-c buyers..and you NEED them..
BUT..dont be mad if you dont get paid till 6 months..

because if you are asking questions..
they told you they wasnt buying for 6 months.

if its a higher end neighborhood..there are higher end renters..

regarding an appointment a day..
call 25 expireds a day
call 20 fsbo's day
call 5 people in your sphere per day
send 10 letters or postcards per day
send 20 emails to your buyers list per day
run 20 ads per day
