obviously, if you want to get a quick check for leasing up a place craigslist is the place to go, but is it really still viable for buyers? I've heard a couple agents on here say they close deals off craigslist leads.. to any of those agents, give me some idea of how many posts you make per day/week/month and how many leads you generate during that time period on average? I tried this posting about two dozen craigslist ads for buyers over the course of two days last week and not a single lead... they only stay on the first page for 40 minutes in my metro area.. seems like too much time for what you get out of it.

I have seen good to above avg results from Craigslist leads... Lots of spam and junk leads but my conversion ratio is around 10/1. I closed 3 deals and picked up 2 salable listings last month.

I just take the HUD properties and some of our companies foreclosures and list them on CL. I don't put the location, just some basic information (2-3 sentences) + 1 Picture and include a capture page that links to my website. I also put a 1-800 # w/ an extension for the home on CL for call capture... Its good to do it around 8am, 12pm, 4pm, 8pm and list 4-5 at a time.

When they call/email, their info is sent to me. I call them back, go through my new lead buyer script and try to get them to my lender to get preapproved asap. If approved I call them back setup an appt for them to meet me at my office to sign agency docs... I may show them 3-4 homes then go under contract.

From following other threads its a good idea to list reports too. Like: Avoid Foreclosure! Mistakes buyers make... Mistakes sellers make & etc. Basically reports a buyer or seller are going to see value in and make them want to click your link over the others. Then lead them to info capture page before they get the report. I haven't tried this yet but I will start next week...

you already gave them all the info..so why call you?

you need a ton of ads..

I run 20 ads a day minimum..
8am-12pm-4pm-8pm 5 at a time..different type ads..
I use interns and virtual assistants to post dirt cheap
I usually generate between 20-30 leads a week
i usually close 1-2 deals a month of this system

headline
2-3 sentences
url link- to lead capture site
maybe a phone number
post 4-5 times a day
post mon-friday
then sat-sun mornings
follow up the lead as fast as possible
drip them with listings similiar to what they requested..
lead capture website is key..
follow up is key



now go get em :-)

I have seen good traffic to my website with the addition of advertising on Craigslist. This has also turned to leads.

I been able to close deals off craigslist but I was using Craig Proctor's system and I was sending them to a lead capture page from his system and it work very well. I was able to put together 600 leads or so from Craigslist in 6 months or so.

You have to repost the add - I would do it 3-4 times a day or so roughly.

But the leads were viable

I've found Craiglist to be a good avenue for buyers looking to lease and purchase in other shopping sectors. I find it can be a good source of low to medium priced home buyers. Word to the wise, you will receive a lot of spam and fraudulent buyers to filter through. I prefer to work medium to high end home buyers.
