The appraisal done on my listing came back $40k less than approved price. This is the issue: the tax roll shows less sqft due to an addition made by the developer & not being recorded. The seller told me it was 1700 sqft & as I checked other past MLS listings it was always listed at 1700. The tax roll shows 1195. When I looked over the appraisal done a few days ago it shows at 1395 sqft, I compared it to the one done for my seller when purchased and his appraisal shows 1633 sqft. Any advise? I told the seller to wait & see if the lender approves the $240k. The seller now, is asking that since the buyer is getting a break he should pay the tax liens that he is behind on!

You can call the Prop Appraiser and make an appointment for one of the appraisers to come down and remeasure. It the property does have additional sq ft it will be recorded as such. ( At least in PB County) I can't speak for Dade.
