Hopefully this isn't to off topic, but expireds have been the core of my business since I've gotten into the business. (Sept 2010). I'm wondering how those of you that target out of state sellers normally work expireds owned by out of state owners. I've been getting amazing success rate with my mailings so far, but I'd really love to tap into the out of state owners...

Would it be best to be calling, or continue with the mailings?

Any advice would be appreciated!

I'd say both. If you have the phone number u definitely wanna call. If not, keep mailing them.

You mentioned that you have had great success with your mailings. What are you mailing them? Are you following a specific expired program or system?

Please share as the bulk of my business also comes from expiries.

I mail a series of 4 letters over a period of a week and a half that I've created myself.

I give my prospects good information; explain why they need to use me without being to sappy and over the top when it comes to "bragging". I try to stay very suttle yet very much to the point.

Each of my letters build off of each other and I invite them to call me, or get into touch with me.

I've gotten 14 listings, and 3 closings off of my expireds within a little over a year in the business.

Not as much success as I'd like; but I'm still mailing them daily.

That's great! Are you doing any calling?

Also, you stop mailing after a week and a half? That means you are not capturing all of those expireds that relist after 2 - 4 weeks?


You've gotten 14 listings but only 3 of them have closed? I am reading that right? Is there a reason why you have not closed more? Your listing taken to closing ratio is very low if I'm reading that right?

Well, being young and naiive early into the business I started taking listings that were way over priced. Since then, I've expired a few of them out based off of how motivated they are to sell.

2 of the listings also have an accepted offer currently. I guess after mailing the first week and a half to expireds I should be doing a follow up over the next week or two..

if you took 14 listings from it..dont stop its working..
you closed 3..?

mail more...mail..longer like 4 letters over four weeks
start calling..just to ask if they recieved the letter..

keep mailing..mail..more..its working.

You raise an interesting point. Whats more effective consistent mailing over a longer period of time. ie 10 mailings over 10 weeks or more mailings over a shorter period of time ie 4 mailings in the first week and keep mailing for a month or so.

I personally will be doing 13 postcards over 13 weeks.

13 over 13 weeks is the best... reason is..
you are still there when everyone has given up or quit..

im starting an 8 x8 8 over 8 weeks this coming year..
if i dont get the result i want..
will be doing the 13 x 13

I believe consistency is the key to success here. If its done correctly, it works big time. Most, and i mean 99.7 of expired listings get 1 letter or marketing piece... That's all. Of those who do any mailing at all its less than 1%. Goodness, after all your read all the advice given, and basically have your market targeted in advance, it makes you wonder why no one really carries through on doing this.
