Probably because most agents don't use video and if they do they do a poor job of making vids.

I agree. Making good video is another skill set that most agents don't have. Nor should we be expected to have either.

I think that the industry as a whole resists video because it would be just one more expense that we just don't need.

I would say most Realtors haven't invested the time to figure out how easy it is to do Video. Or they have done it but didn't get many views and gave up on it.

It doesn't cost much to do an effective video. I have done them with my iPhone and used youtube for free.

The key is to shoot short video's 90's or less. Make sure you link to your site or blog in the description. You need to tag the video for seo optimization. It's ideal to have your website and name show up on the video. You can use youtube editing for this.

Make sure you have a good compelling title.

I have done video's and had them posted within 30 minutes so it's not a great inconvenience of time.

Do videos attract more business? Most of the ones I have seen would probably chase more business away than attract.

Videos are associated with entertainment, how do we use an entertainment medium to attract clients?

I've been using video in my practice since 2008.

Doing it from scratch, before there were any tutorials. It has, without question elevated my postion in the market, built strong relationships with people before I even meet them. Helped me to set myself apart from my competition and become the go to expert.

And most of all - made me money.

It's an amazing tool if used correctly.

Yes I agree more effort need to be put into Lifestyle advertising.

Don't sell the steak sell the sizzle.

I have over 600 videos on youtube and mostly all are life style not one listing video. Listing slide show videos are boring and not really videos. No one watches them. A good video should be able to get lots views.

Video marketing is very overlooked!

1. You don't need to be a pro.
2. You don't need to hire a pro.
3. It's incredibly easy to do on your own.
4. It's incredibly effective.
5. It costs nothing to do it on your own.

What has worked for my clients agents, is simple walk-throughs of the property with a handheld digital camera.

All this method really is, is a tour like you'd show any prospect, but now you're doing it through a lens. A quick walk-through with a narration as you would with any other prospect and you're done. You now have a more vibrant product, something more interesting to prospective buyers than a paragraph of text and some pictures.

Great thread!

I'd like to offer up an opinion on this as I have an extensive video production background and currently work in the real estate virtual tour business.

DavidPylp brings up a great point on the use of video: "People call you because they see your videos and feel they know you".

You can use video to build trust. The most cost effective way to do this is through an agent video bio (a short 1 min. intro of you and what you have to offer). It's a one time investment that will work for you 24/7. If a potential client views your website and watches your video bio (which they will) and then they research a few more agents in your area who, most likely don't have a video bio, my bet is that they will pick up the phone and call you.

Being new to the forum, I was shocked to learn upon signing up that there are no sections on photography and video. It would be such a great resource to have these.

I made a video for a townhouse complex two years ago, it has about 800 views and I still get calls about it to this day. They can be useful. But all are not the same. I have other videos that have 50 views and no calls.
It's important to have good content that people will be searching for.
