They just get dumber and dumber.
Get an interior order on Thursday with an agent contact, email the agent right away - 36 hours later get a response (When are you going?, It's vacant)respond (Give me the lockbox code) get answer back (I'll have one on sometime Saturday) Now this is a vacant property that has been on the market 155 days without a price reduction.
Then I get an email yesterday "I was at the property to put the lockbox on, the key i have is the old one. Trying to get the new key in there for you monday morning"
The best part is all of the emails have been from an i-phone yet it takes hours and hours (or days) to get a response.
And she wonders why the property hasn't sold

On the market without a lockbox? Wow. I can not believe how these agents treat this job. That is the kind of agent that gives the rest of us a bad name. I bet she has a full time job. Please, please put it in the BPO that the agent did not have a lockbox on the property, nor did she have the right key. Here we sit worrying about when we will get our next assignment and there are agents out there that just don't care at all.
I had a electronic lockbox last week that wouldn't open. Agent calls me from the house at 3:30 on Weds - lockbox won't open - I tell the agent I will have it taken care of the next day - replace the lockbox at 1:30 the next day ( someone had tried to pry the little key drawer out of the bottom of the lockbox). Called the board from the driveway and they were so nice - they replaced it for me. These stupid things cost $90 - even when I told them someone tried to pry it open - no problem - replaced it.

PA, you get the early shift award. Not sure if this is an REO or short sale, but most of my current int's are short sales. One third are with veteran agents who have a systematic approach that includes professional listing service. I call at noon on Tuesday, by 2PM I have a call back and a timely appt, typically they meet me there. Some of these people have 30, 40 years in the business and they have seen and done it all, not the nicest folks in the world, but they get get me in and out like clock work on a consistent basis.
The other two thirds involve the same type of nitwit that didn't provide professional service during the boom, or prior, IE What's a BPO, why do you need pictures, you have to go at 7PM sat evening. What galled me during prior times and what galls me today is that these Jack in the boxes are getting listings. I don't see how they can close a door, much less a listing, yet they are out there getting short sale listings. I guess I saw the same scenario when REO was more prevalent, but it is just as aggravating!

They just get dumber and dumber. I think it's the flaw of the human race, not limited just to Realtors. Driving habits are a prime example. I get frustrated with people who drive slow in the left lane, weaving in and out because they are on their phone while they are driving, making a left turn from the center or right lane, and in general not knowing where the heck they are going. Also the McDonalds drive-thru menu is not that complicated. Can you know what you are going to order before you pull up? Please don't carry on a conversation with the bank teller when there is a long line behind you, we have things we have to do. In general I love the saying, "The masses are asses". Sorry to sidetrack the topic but people's actions quite often irk me as well, outside the RE buiz. I'm not trying to sound like I am "perfect", but I try to keep my "human errors and inconsistencies" down to a minimum.

I have a special fondness for the people who swerve into the left lane in preparation for making a right turn, just to give themselves a larger turning radius. I've heard that there is a unique section in Hell reserved just for them.

I think the Jack-in-the-boxes get listings because the public just doesn't know any better. There is no way or place for the public to find out the truths about an agent - none at all - unless the public starts asking for bonafide references. There ya' go, that'd be interesting.
As far as getting short sale listings, most of those sellers are already desperate so they'll believe anything and anyone.
But, yes, even I deal with stoopid agents - drives me crazy. Perhaps if they read real estate articles, etc., as much as I do, they'd be wiser. I'd just like to find the newer ones that even have a clue what they are doing.
A transaction was supposed to close this past Friday, and yet, the buyers' side, where the delay is, the buyers' agent 'thinks' it will close on Monday. LOL!!! There is a 'required' 48 hours from recent of the draft final HUD-1 but he's soooo sure rules can be broken. It's a running joke between his buyers' closing agent and me - I told the closing agent to expect Thursday, but, that it should close this coming week...that is...unless the buyers' agent screws it up again.

they do exactly what their clients want, no matter that they are incompetent or illegitimate. It's all about going with the flow in this industry.

Kind of to follow up - turns out the bank had the property rekeyed when they found it vacant (per the terms of the mortgage). We'll see if the agent ever gets a key,

I agree with Due. I always rekey - I have a huge ring of keys that I try on every lock and 80% of the time I have a key. I have had luck calling the main number on the sticker on the house and getting the field services to tell me the combo if there is a lockbox. I have to tell them the loan number and all that other top secret stuff but I can usually sound compitant enough to get the combo. Then I am up a lockbox and my rekey guy doesn't have to drill out the locks.

Actually the agent has it listed as a short sale, it's not an REO yet. There may be a Prop Pres. lockbox, but for an interior BPO I don't plan to waste my time going there and trying combo's or keys from my key collection.
What I have been seeing lately is these places get rekeyed without regard for the bank's instructions (most have a lockbox & code key and many now are using lockboxes with the last four of the loan number as the code). Heck, I met an eviction crew for a B of A property on Monday and they had no clue about B of A's instructions for rekeying property.

I had a interior bpo, an active short-sale. Listing states NO CALLS, email only. Ok, so I email the 3 addresses listed. Then I get a return email , you need to verfiy that you are a person and not spam, reply to this email. OK. Still another day goes by, no email reply for showing instructions. I call, rude receptionist, we don't take calls. Listen, this is a interior BPO, give me the code. She states, we check emails every few days then we respond. aargh. I start calling again, brokers voice mailbox is full. Finally on day 3 I speak to someone who gives me WRONG lockbox code, should I be surprised? I call back, no one to help you, call back later, wait, I am at the property. No one to help you as I hear her loud music in the background! Found out it just went REO, thankfully with a very respectable agent.
