I have been toying with the idea of using a monthly newsletter to keep connected to potential prospects. Have any of you used a newsletter or regular email blast to "remind" people of who you are?

I'd recommend that you avail yourself of the search feature to the right =====>>

Just put in "newsletter" and you'll see that newsletters have been discussed many times in the past, used for varying purposes, and achieved miscellaneous results.

I use them myself.

realestateword.com offers a newsletter blast for 37 dollars a month for up to 500 contacts.

Also I strongly recommend city-blast.com. it will automatically upload news feeds and listings to your facebook, twitter, and linkedin accounts. The only catch is that it seems to only work for Toronto, New York, Chicago and Boston.

It is great, check my facebook account to see the information that is posted facebook.com/andrewpaolone

if i get an email and it is not from a client or someone who wants to be a client, the email is deleted....i actually read more junk mail than junk email....email is to cheap to be read if it is not something asked for....

i had 4 agent friends of mine from the same brokerage that are trying to recruit me that all put me on their email list of people to send to....i got 4 identical emails from them all once a month....i liked them and would possibly hang my license in that shop if i had to make a change....funny thing is that i...out of politeness, did not unsubscribe for like 6-8 months before i finally thought....why have more spam to delete...i unsubscribe from pretty much everything that ocmes into me that i did not sign up for.....


i would love to see the numbers in regards to people who actually read it and value it as opposed to the number of people who just delete the email...

If you are talking about a mailed newsletter, I like them and will actually read them. If its emailed I spend to much time on the computer as it is, I need paper to break up the day.

I also don't mind getting 3 lbs of mail and it all being junk mail though, its better than a box full of bills.

I prefer to write my own NewsLetter . . . . that way I know what it says and what I'm taking responsibility for; and yes, it's on old-fashioned paper.

Some of my competitors dispense newsletters that are published through an automated service, and not everything written has been true, and some articles are describe some issues which would be patently illegal in Vermont.

And I don't put mySelf on a 6 month treadmill . . . . it's a filler activity. I can set my own schedule for this; maybe not for much else; but this "voluntary" activity I still can. When it ceases to be voluntary, I'll stop!

I was mailing a monthly newsletter with each addressee's neighborhood stats for the past month in it plus county stats for their county. The market changed so I switched to every other month, then quarterly...then I stopped. I am certain people were reading it, but, I also noticed, at that time, some of those people would list with someone else. You try something for a year and if it doesn't work, you move on. They get postcards now because I was really into the statistical information and numerous subdivisions - when it gets too detailed, it takes TOO long...so it's postcards now...and I am alot more relaxed now.

Yes I send my clients monthly newsletters to keep in touch with them and this keeps them aware of the latest property listings available too. I think its good business and some of my clients have called after seeing something that interested them.

Im going to warn against the email newsletter by itself..
if you can email it plus hard copy mail it thats best...

emails stsrt getting read less and less..
the only ones who disagree with that
dont track it..

the average open and read rate in the real estate vertical is 14-19%

20--30% is excellent..

that means for ever 10 emails you send..
only 1-2 people actually read it..

with direct mail..because there is less of it..
they can hold on to it..appreciate it..

cheaper usually never means better..

I mail a quarterly newsletter (2 pages with both sides printed) to around 1500 in my farm and have been doing so for about 10 years. I always include quarterly market statistics and some article of local interest.

I now usually get 1 to 5 listings from each newsletter but the results didn't happen overnight.

It has been awhile but if I remember right I didn't get anything off of the first one but it was probably some stupid recipe mailer and I do remember that I put a business card inside (which I no longer do) and "Introduced" myself. My second year I started with market statistics and a short article of interest ( I live in a vacation/lake area)and it started picking up in the second year.

In my 3rd year I made up a "coupon" for a free market analysis and sent this out for 3 quarters and got absolutely slammed with doing free CMA's...got quite a few listings but ran myself ragged. I don't send CMA coupons anymore.

Sellers seem to like the market stats and I get lots of calls from them after each mailer even though they don't list...but then again I don't want them all...just 3-4 each quarter.

If you are looking for the most immediate response I would try the "Free Market Analysis" coupon. I think Linden Moe will agree that sellers like free stuff and he seems to do well with getting listings.

another thing...the first time I offered the free Market Analysis I had a general farm area but just blanket mailed to the area....got CMA requests for mobile homes, vacant land, and off water homes. I refined/researched my farm now to include only residential waterfront homes as this is my primary target market.

I only target newsletters..like to waterfront condo owners who owned 3-5 years..
I only do it to generate leads-NOT BRANDING-
Make an offer..
Never call it a market analysis..

Make it sound sexy..

so I send 1000 postcards..
if 20 responses I put the 20 on my newsletter- not the 1000
1000 postcards $350
1000 newslwtters is almost $1000
so I want to be selective
