I have a short sale that the homeowner wants to keep the appliances. Is this acceptable on a short sale? I thought it was as long as I disclose it on the MLS, but I have other associates saying not allowed.

Please advise.

The only difference between a short sale and a conventional resale is that the seller's mortgage company must agree to be paid less at closing than the balance of the mortgage.

The appliances belong to the seller. They can leave them or they can take them provided buyer agrees and the bank is aware and also agrees.

The appliance a seller would take if the sale was regular is kind of accepted on a short Sale. Stove, stove hoods, dish washer, build in microwave, water heaters,light fixture an such should be left behind in other words don't strip the house or nobody will buy it at a price the bank think it is worth, also taking appliance just to place them in storage could get expensive.

Appliances are personal property and the definition of personal property versus fixtures has as much to do with how it is affixed and whether removing it would create damage as it does with value.
For instance, I've had foreclosed properties with air handlers, furnaces and heat pumps removed. These things probably ended up in outdoor flea markets and garage sales. Kitchen cabinets are another item that frequently get removed.

I would think it would be fine.
