Even though I found out who Navarac is, I never shared that information with anyone. And yep, he did give me good advice (just like many others on this board) for which I'm very thankful.

Truly, watch what you're saying as some thing may come back an bite you in the rear end when you least expect them... Just some friendly advice from my area of expertise (as you so nicely point out I am new in real estate, but fortunately I have a good 17 years of experience with the Internet).

Lucky - I'm curious how you manage not to work past 6:30pm? How do you manage listing appointments/offers etc?

I work the odd night and Saturday but I hate doing that. I work a hectic pace during the day, in the office before 8 am. I email and fax offers back and forth one day at a time. I focus 100% on getting sale able must sell listings where most other agents focus on finding MLS properties for their buyers, then they must show them evenings and weekends.
I always ask the client, "what's the earliest we can get together?". Then I ask, "can we get together earlier than that so I can go home for dinner with my family?"

I guess it takes you several days then to negotiate an offer?

Yes, I usually take several days to negotiate offers. If you were to but something private and use a professional like a lawyer to do the negotiations it would take a similar amount of time. Plus with the inventions of email and fax machines and buyer representations, the need for the buyers agent to be present at odd hours is eliminated.

the desperate agent who has little self worth in regards to their competency as a true professional will call someone else at 1100pm because they are in need of a paycheck more than they feel they need to respect the life of another.

this is a business. agents work odd hours because they want/need the sale more than they want to tell someone >>>>>

i had a client who called me at 1030 at night and left a message. when i called him back at 930 the next morning, he made a few statements about my not getting back to him the prior night. after a little bit of explaining to him that calling at 1030 was inappropriate and him not getting it, i let him know that i could not work for him and we parted friends

my listing agreement states something like

...owner, broker or listing agent can withdraw the listing and terminate the agreement at anytime by giving notice delivered by email, fax or usps, property will be withdrawn from the market within 72 hours...

i put that in for many reasons

if i needed the check more than i needed to be harassed and chewed out for an unreasonable request then i would have apologized profusely and answered the next time he called at 1130.

i am using multiple google voice numbers, mojo, redx

multipe google voice numbers....for instance, clients get one.. that rings the assistant.....moneycalls get another one .....you get the idea.

its about setting expectations up front- for instance
letting buyers and sellers know from 8am-11am-im out looking for good properties for them to buy..or looking for buyers for my sellers..

they will respect you more..

plus..when was the last timne you called your doctor, dentist, lawyer at 11pm?

matter of fact when was the last time you called your auto mechanic at 10pm?

I don't understand why agents dont have calls routed to a answering service. There are a ton of them that doctors and lawyers use. It sounds like a secretary, they even will pick up the phone saying "Its a great day at the (whatever) Realty Team!" just to make it sound official for a minor monthly add-on fee.

A agent who gives anyone their personal cell phone number is 100% insane in this day and age. Just get a answering service that can SMS text you the content of a message, letting the client know you are returning calls today between x-x AM and x-x PM.

Call me 100% crazy I guess because that certainly isn't how I do business.

My cell phone number is available to anyone who wants to call me about a house, my listing or someone else's. I get a text every time someone calls one of the 24-hr hotline calls. If I'm still awake when I get the text, I call the person right back. It really surprises them if it's midnight, but they get a kick out of it and we instantly have some rapport. If I'm asleep, my phone is turned off.

Can't imagine why I wouldn't be available all the hours I'm not engaged in other activities that take me away from answering the phone.

I think its great your using ANI Call Capture technology. I have used it extensively in the past myself.

But I must ask... if you are reactively making callbacks (which is technically illegal after 9pm, not that i care much either way) at midnight... do you own your business or does it own you? I think you proved my point by giving that counter-opinion.

Hey guys I just got Mojo yesterday and I was wondering what you guys use as far as a DNC scrubber or if you even use one. I'm using their lead store and need a site or software to scrub my lists. Any recommendations?
