Carey, in CA, just walk down a street and pick a house. 4 out of 10 are in default, 7 out of 10 are upside down. I don't know about MO, but here you just go knock on a door. Odds are, they need your help.

A free way to get leads would be to lookup the foreclosure sheriff sale lists in your area. Most counties post the information online. Download and send them letters. You'd be surprised how many of those homeowners haven't been contacted by an agent.
Some (not all) banks will postpone a sheriff sale once they find out the property is listed for sale. They will give the seller a chance to get it sold.
This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
