I have a commission, ethics, question. There is a family, which has a very competent individual; has bought many houses on his own, sold them on his own; retired doctor who at one point had a real estate license. His son has in the last month become a real estate agent. The father is looking to buy a home in an area that is outside his son's mls area, but still inside his son's license area. The father knows what homes he wants to look at. What needs to happen in order for the son to ethically collect full commission?

He needs to contact the listing agents of the listings and arrange to show the properties as he would with any home. If he does not have ekey access he will probably have to go to the listing office to pick up the key(s).... but also to make sure (in writing) that the broker will pay the son's broker the full co-broke commission...our state has a "Broker Compensation Agreement" for situations like this (not sure if it's called that but that is essentially what it is

The son could refer his father to a competent agent in the target area. Dad would receive better representation, and the boy could collect a nice referral fee.

Working outside our area (especially with only one month of experience) is a good way for all parties to lose out.

You've got to pop your cherry somehow, and I'm guessing a parent would be much more forgiving than a stranger - - so this would be a good opportunity to write your first deal. if you're unsure about anything talk to your broker or team leader and get him/her to look it over before submitting.
