In the spirit of Halloween, I thought I would bring up what wierd, strange happenings we have seen in reo listings and while doing BPOs.
I have a listing in pre-list that some strange things have been happening in, and I have been trying to figure out what is going on.
Sent a pre-list about 6 motnhs ago, occupied. I kept doing my checks and when they moved out, had it rekeyed, all doors, garage door secured from the inside. Tons and tons of junk, I think the guy was trying to make millions by selling cheap stuff on ebay. So I sent the certified letter, and get a call. This guy was wierd, kept telling me how he wanted cash for keys. I kept telling him, you don't live there, no cash for keys, just a day and time to get whatever you want. Screaming and yelling at me, but he never sets the day and time, so we order trash out after 30 days. My rekey guy goes back because the alarm kept going off (three days after initial rekey) and he just removed the back up batteries. First wierd thing - when he gets there - the master bedroom door was locked,from the inside (push button lock) he unlocks it, and the door that leads to the deck from the master was wide open. Ok, maybe the wind. He locks it, checks the other doors and leaves. The trash guys call, door knob in the great room, leading to the deck is broken off. OK, we replace that. Then, I go to do my broker check after the trashout, and when I go into the mechanicals room in the basement, one peice of duct work is now bent and hanging down. It was like someone grabbed it, and hung on it until it broke. The rehab guys go in - master bedroom deck door - unlocked and the great room knob broken again. Ok replaced again. Yesterday the rehab guys are done and I go to do my check. AGAIN the great room knob is broken. So all of this could be teenagers - just messing with the house. But since it is fall here and there a leaves and little seedpods, etc all over the ground - if someone keeps going in then there they should be carrying that stuff in on their shoes - brand new carpet and the vaccum cleaner lines are still in the carpet - no other footprints. It just feels like someone is messing with me. Solution is to install deadbolts on the master deck door and great room deck door and see what happens. Just wierd.

I have a flashlight that is brighter than the high beams on my car. Car head lights are typically between 2500-4000 lumens. This thing puts out about 8,000 lumens. It's in a mag-lite body and even people who don't get why I'm into flashlights have to smile when they see it.

I would wait in the dark until they came back and then I'd light them up like daylight. The shocked..."Who? Me?" look would be great, I can guarantee it.

If you have an exterior camera (hunting/wildlife camera) and there's some "cover" around like a tree you could install it in (with a safety case so the camera doesn't get stolen), perhaps it would show if someone is going in and out.

I installed one for deer at my driveway and it was funny in that it caught ALL traffic passing in the street and me coming and going, Fed EX and UPS and everyone else.

Maybe they're polite vandals and take off their shoes--although with the weather around here lately you'd have to be pretty dedicated to politeness!

It's probably part of American Horror Story - I'm really getting into that right now.

If I could figure out how to post a photo, I'd do so. I've had numerous REO's that were haunted. The photos are chilling, and the neighbors were even colder!

Take someone with you if you're spooked. I always do for back-up, whether it's for ghosts, copper thieves or regular bad guys.

2) Create an account, and upload your photo(s);

3) Obtain the specific image address (url) for the desired photo image; and,

4) Come back here and use that image's address to reference your photo's address when making your post.

I think that's how I do it . . . . sounds more complicated when writing it than it is when doing it!

I recently got a listing. Went to inspect and it was a bare lot. The house was on stilts on the lot next door ready to be attached to a foundation. So I take a photo of the bare lot and send to the asset manager. Next time I go there, there is a house on the subject lot, just not the house that was there originally. These guys are frantically working to affix it to a foundation and they dont own it anymore. Had to go to the city and get a stop work order and get it fenced to keep the crew out. Seems to get stranger and stranger as time goes by.

So what did they do . . . . quickly switch houses, while only you were looking?

Where'd the original house get moved to?

Original house got moved 2 lots over and affixed to a foundation.

And the replacement house now sitting on your lot is a step down, quality wise? (And where did it come from ?)

That seems to be a lot of work!

Maybe they have nothing else to do but play "Musical Houses" ?

...everything floats down there.
