Not only will the amount of mess to clean up take time but if there is anybody inside the property that does not want to come out? I have had a few where the deputy has had to call in some back up police. One was a 3 story home built in 1920 that had a lot of hidey holes. Once the police arrived, they and the deputy chased the guy throughout the house. They finally cornered him in the attic. They then shot pepper spray in the attic to get him to come out. Took about 2 hours for the pepper spray to clear out they began the clean out. About 4 hours on that one. Another one they found a guy in the basement sitting on a bed with a gun under him. That took awhile to clear up. Of course I have had ones that took about 15 minutes. Just make sure that you stay away from the house UNTIL the deputy comes out and gives you the all clear!

Update on my eviction...it didn't happen they had another company to do the eviction but called us later to do the clean up because the other vendor left the trash on the curb. How about that.

Every state handles it differently, and in some cases, the actual process is different in different counties. I sell REO in 5 counties. In one, the deputy posts the notice and is present on the eviction day. The property preservation people handles getting the doors open, then the deputy searches the property before allowing anyone else in. In an adjacent county, the notice is mailed by the sheriff's department to the property address and then a deputy shows up on the eviction day. In a third, once the judicial process is approved and a date set, the sheriff notifies you of the date and cautions you not to contact the occupant.
So the best suggestion is to talk to the sheriff (or their chief deputy) in every county where you work.

Here's how it's been handled in my experience in Ohio: the foreclosure attorney initiates the eviction process, and contacts the sheriff's department (I service 3 full counties and portions of 3 others, but all my evictions have been in 1 county). The attorney's office informs me of the initiation and I coordinate with the sheriff's office as to the date. This particular county is well versed in eviction procedures. Without fail, the deputies would have preferred to be doing pretty much anything else that morning, maybe even pulling their own teeth. Not because they're lazy or anything, it's just that they are very wary of what's going on and what to expect. I have been told to have a crew there for the lockout and move (the crews I use always document what they are moving into a storage unit--1 guy even had forms for the occupants to sign regarding various items and acknowledging that they knew where the items were going). Usually we have 5-8 people and they get it done in 2-3 hours--winterization, lock change, and move out. The deputies usually stay long enough to make sure everything is going smoothly and that we won't have any trouble from the occupants, then they leave and so do I. The crew calls me when they're done. I've only ever used 2 different crews--both have been professional and trustworthy--maybe I've just been lucky. I've seen them charge anywhere from roughly $1500 to $3500, depending on the size and scope of the job. I've been involved in 8 or 9 evictions; not a lot compared to some, I'm sure, but 8 or 9 more than I would have preferred to be in. Thankfully, most people take the CFK. I do believe that the sheriff's office would be the best place for you to start your research.

There are two deputies that handle my usual listing area. I have their cell phone numbers in my address book. They always let me know what the occupant has told them and when the deputy expects them to be out. I got contact info for my best crew from one of my deputies. Professional, on time and prepared. I hate evictions, can't stand them. I get a huge cup of coffee, and talk to the deputy the entire time. They always walk with me through the house while I take photos, and they do not leave until the crew is done. If its 4 hours, then thats how long I stay. The eviction attorney is the one that files it, and the deputy posts the property with the day and time of eviction. They can choose to give the occupant more time, and I always make sure I know the offical date.

I can only speak for Ohio, but here, I don't have to file any papers. The most I've had to do with paperwork is deliver notices that the occupants have to be out by such and such date, or CFK deals. The attorneys that I've dealt with have been pretty good, they've just been hard to get hold of from time to time. The two crews that I've used for evictions were not quite "local" but not from the other side of the state, either. Both travel 40-50 miles to do the job. I have a regular trash out crew, but they aren't equipped to handle evictions. Back when I was really busy with REO (2005-2010), I used to get solicitations from people all the time who wanted to do trashout and eviction work. So I chose the ones I use and have never had a problem. I'm not a nasty guy to deal with, at least I don't think so  and we've all gotten along pretty well. I have heard stories about the "stuff" being placed on the curb, but I've never actually heard of anyone doing it in my area. The crew takes everything to the storage unit and pays the first month. If the occupants want it, they go to the storage facility and pay that month's fee to get it out. The storage facility then refunds the original deposit back to the crew. If they don't get it back, then it goes to the landfill after a period of time, I think 30 days. OR, the occupants can choose to leave it in storage as long as the crew gets their deposit back.

No storage unit here. The last one I did, the deputy knocks on the door, tells the occupants we are here, the crew goes in, and starts carrying stuff out to the front yard. It was kinda wet, so they placed huge pieces of plastic on the grass and out everything went. The occupant was there and wanted the guys to load his moving truck - not kidding. Uh no, although anything they wanted on the truck was set on the grass next to the truck, everything the occupant wanted went out the door, entire house was rekeyed, windows all checked, we locked it up, I put my lockbox on, and we all left. The occupants finished loading their truck and left. Trash out and winterization were not done by them, field services did that the next couple of days.
