How to generate referrals.

I am looking to get some referrals coming in so that I can refer them to a specific Real Estate Agency. I am not yet licensed but will be within the month. I am trying to generate the money to get my license and pay other start up fees. The Real Estate Agency that I bring referrals to will pay me a % of commission for my referral which would help me get started. So I'm asking for any suggestions as to how I can start bringing in some referrals. Any advice would be greatly appreciated. Thank you.

The Real Estate Agency that I bring referrals to will pay me a % of commission for my referral which would help me get started. I don't know about California; but what you're proposing wouldn't fly here in Vermont, nor in many other jurisdictions, because we are forbidden from paying any part of our Commission to a Non-Licensee . . . . and until you obtain a License, that's what you are - a Non-Licensee. But that is probably a moot point, as today's Referrals are unlikely to generate any Commissions for many weeks or months, and you're bound to be licensed by the time they reach fruition anyway . . . . still, Good Luck !

Block, are you asking how you can get paid a referral fee so that you can get licensed? If so, then it can't happen. You must be licensed in order to get receive any form of payment.
Question: How did you get these leads that you are looking to refer out?

I dont have any leads yet. I'm just trying to get the money to get started. Im just trying to refer potential clients.

Thanks for everyone's help. you need a license to get referral fees,..but you do not need a license to sell leads... any marketer can sell leads..like if you generate 100 buyer leads you can sell them for $10-$20 each.. seller leads for $30-60 and you do NOT need a license

any marketer can sell leads..like if you generate 100 buyer leads you can sell them for $10-$20 each.. seller leads for $30-60 You might try to sell leads; but someone would have to buy them. I don't know of anyone who buys them; certainly not a second time. So, that might present a problem.

Wee-Hoo! Gotta a direct referral from a past client I dealt with almost two years ago. I haven't even talked to the past client in almost that length of time too (although they are on a periodic (2-3x year) auto blast email.
Giving the wife a call tomorrow with a BIG hug!
If this new client comes to the fruitation of an actual closing, I'll sent the previous client a Thank You card with a nice restaurant gift card inside.
Wee-HOO! I had a client who bought a condo for his son. He was a pain to deal with. I almost fired the client and his son. I had a gift card to give them at closing, I ended up keeping it and took the selling Realtor and the Title Rep out after the closing to help with the bar bill. I took both those people off my mailing list, and vowed to never market to them again. 1 year later that kid sent me 5 referrals, 3 of which closed. Funny how things work out sometimes.
