Listing Agent for Investors

Anyone ever worked as a listing agent for any investors? I have a few leads where I may be able to list properties for investors that need to sell homes they have purchased and renovated.
Would you work with them the same as any other seller and what if anything should I be aware of when agreeing to work with them?

Actually... I find investors to be easier to work with in regards to purchase price.
If ANYONE we work with is likely to understand that a house is worth what someone is willing to pay for it, it's an investor.
Investors are going to "get" your CMA better than others. They are going to see what you have done and if they think your estimate of value is off, you are not going to have to wait more than a few seconds before you hear about it.
If you list the home for X and it does not sell, investors are more likely to be as confused as you are since the numbers indicated we were priced right.
This is something to note about investors. I tend to give them much more background information on my CMA than I do with other folks. By giving them more of a glimpse into the raw data, they get a feeling of ownership in coming up with the asking price, which just helps reinforce our relationship.

Most Investors will not use a Listing Agent.....
Most Investors will use an agent... but one that brings deals to them. They will then sale and buy via that effective agent. Few investors have the ability to acquire properties to sale with out some form of real estate professional assistance. It would not make sense for them to split activities. It would cause them to loose potential future deals a known deal finder can bring. Any one can list... few can find. Listing is just a very small part of a real investors interest. Investors make money at purchase and do not depend/ hope on only making money at a sale.

I work as a listing agent for my investors. Homes are hot, so the CA, AZ, and FL investors pay top dollar. We can usually get 20k more for a property with an out-of-town purchaser, so they like the internet marketing that will bring other agents. They also are too busy to mess with flipping their own properties, especially since they want top dollar.
1. Before my guys buy a property (with or without me), they buy based on my comps. We discuss exactly what they need to do to get to 70% arv, which sometimes involves an addition or garage apartment.
2. If we think the deal will work, we do walkthroughs to discuss moving walls, type of materials, etc. for the market.
The rule is that, if I help them put the deal together, I have the listing. Along the way, if they underestimated repairs, I help them adjust where necessary.

A couple of you hit the nail on the head. I almost always list my properties with an agent, usually the one that brought me the deal in the first place.
While we're renovating a property, I keep a FSBO sign in the yard and an Open House sign anytime we're there. I do it mainly to generate foot traffic and to gauge interest. If I sell it during renovation, fine. Most of the time I don't, and it gets listed.
The amusing thing is all the calls I get from agents wanting the listing. When I explain that the listing is promised to the person who brought me the deal, they usually get discouraged and go away. I've only had ONE agent actually ask me for details so that she could bring me a deal and get into my pipeline.
I think Dee is doing absolutely the right thing.

I'm with Dee on this one.....My investors tend to be loyal. They know I'll bring them the deals and that, in exchange, I get their listings.
