I suppose you have to do what your "Client" demands . . . . but out of Canada's 35 million people, how many of them are interested in Water Front Property ANYWHERE ?
Of that number, how many want property outside of Canada ?
If they'll consider, the US, how many automatically think of NEVADA as the premiere water paradise of North America ?
Do you have to advertise equally in both French and English ?
I suppose the 18 Meg Price will reduce that number further.
My experience with vacation property is that if the Buyer wants Waterfront in Vermont . . . . where do they look? Why the Wall Street Journal, of course!
NO! They look in Vermont !
I don't think I'd want to focus so much on finding a Buyer for it in Canada any faster than in Britain or Australia . . . . or maybe right here among the Yankees.
But Good Luck in your hunt (for the needle in a haystack). I suppose the Client always knows best (will they pay for the Canadian Advertising ?)
