I've had bad luck in my "Real Estate Career" since NY licensure in May of 2006. I just came across this article which seems to concur:

Except towards the end there's a disclaimer from one broker who poo-poos the idea of a tanking market. But the entire article leans the other way.

I swear I've said this before: good market, bad market, if you get off your rear and prospect, you'll be fine.

So, prospecting much or still waiting for your Broker to pay you 200k for showing up at the office?

I do RENTALS though. How do I prospect a Rental? Probably plenty of apartments on the market but no renters!

But that article's about sales. So, why is your market tanking?

Actually, the rental market in NYC is doing very, very well...its in the article and I am seeing the same thing in Westchester.

That's your job - your job is to find the renters. If you can't find them you can't do your job. If you just sit at the office and hope someone will call or walk in ... you'll starve.

You need to advertise (I said you need t oadvertise, not your broker needs to advertise) and you also need to get out and meet people, lots of people, and ask if they are looking to move or know anyone who is. Do that all day long every day and you'll get rich. If you don't do that, some of us will, and you'll be sitting in your office wondering how we got so lucky. I assure you our success has nothing to do with luck because we bust our asses every day looking to get lucky instead of just sitting and waiting to get lucky like you.
