Hi, I have a relative who has bought a commercial property (Ground-lease) and is looking to buy another. He is very smart as he found the first property himself and called up an agent to show him the property, got the contract started and then he reviewed his contract line by line and worked with the attorney to closing. I am new to this field and like to get experience with commercial as well. I have over 16 years of sales experience (in another field). I am very smart and detail oriented myself. So this relative wants to help me and I want to help him. I like to take this commercial opportunity and learn from it. So I have couple of questions:
1) Is this something I can do by myself? I understand that the attorney usually does a lot more than in residential transactions.
2) If I refer or partner up with someone who has some commercial exper. in my office, what do you think the commission split should be? Considering that I like to do a lot of the work myself so that I can learn, and looking to run my activities by someone with more experience (kind of like a mentor). So in this case, how much should be a typical commission split?
3) My last option is to refer this business to our commercial division and just get a referral fee. But this wouldn't give me the opportunity to learn.
