Check and see if the jurisdiction has a Zoning Bylaw . . . . then contact the Zoning Administrator to see what's involved for that Parcel to comply with the Bylaw for the Zone in which that it is located.
Do that checking BEFORE making the purchase decision . . . . as the results may alter your decision: how much you might pay to purchase, or whether it should even be bought at all.
