Lucky, just wondering, how do you reconcile direct messages such as "free CMA" with Mike's approach of strict qualification of sellers. I would think that you'd get quite a number of people just wanting to get free info from you. Do you still qualify them, and refuse to come out and deal with them?


of course you will still have to qualify...
sample script..
hey, i recieved your request and had a few quick questions?
are you folks planning on making a mone in the next 30-90 days?
then right into the script...

of course some will just want the free info...
but there really are only 2 reasons they request it..they are planning on selling or refinancing..
it starts a relationship..

if they are moving, planning on selling then go on the appointment and do cma..
if they are 6 months out..
you can just email it or mail it to them...

Thanks... So you'd still do something for them, I was concerned with having a choice of leaving a bad impression or wasting time, and I didn't like either of those options

no of course you keep your promise...
if they are 6 months out they go on a 12 month or 8x8
and i'll mail a physical copy
if they are 1 year out..
they get an email copy and goes into 12x12
if they are 90 days or less im going to do it in person and try to take the listing..

either way you keep your word..
you can deliver it by email, mail, over the phone or in person
depending on timing and motivation..

If you were out door knocking you would quicly realise that
your call to action postcards are being sent out by the
10's of thousands by maketing real estate agents. Even
just listed card are in your "Postcard" format.

Good point. Now it makes sense and will give me
more confidence to write the next check for my mail out.
I've done better with my mailling list than I realize If
I'd listen to Mike in 1993 I'd have a much larger group
to tend to. He wants us all to have 1000 which is friggen
huge. Historically I've tended to only mail to my leads and
a couple of top tier people, short sighted, I realize.

not anymore, not in my market,..
how do i know? i live there and im a homeowner,..
i've only got 2 pieces of mail all year from realtors..

both horrible..1 was a just listed card
no offer at all..
just the picture of an agent with some cute slogan like
pick me i work hard or some crap...
no offer
no call to action
nothing..

A friend of mines buddy just went to work for one of our
big producers in Toronto. This guy spends $50,000 a month
on marketing and currently has 47 listings. He has a staff
of five or so people and can afford quality marketing
material.

In the area I work we have 4 major marketers that are sending
out high grade stuff. Top quality post cards and other impressive material. This is my reality.

Direct mail is with a 57 cent stamp with a lable and specific address. The video I posted was intended to discuss prospecting enhanced by strategic marketing to people you have MET by way of direct marketing.

Not to discuss those that send BULK mail postcards to thousand who they have not met with a shotgun approach. If the market turns, I believe these strategies are short-lived and most using the shotgun will go broke. Very expensive and low profit.

Why would anyone want to waste their time to call you and have you over if they did not want to sell? Believe me, most of the time, when they call you from a postcard they will be selling sooner or later. You prequalify to find motivation and if you go see them and they do not sell right away, then they become part of your METS or sphere of influence.

You totally missed my point. Your chosen mode of promoting yourself to your Mets is being used by Bulk Marketing agents.
Why weaken your message with this medium, that was my point.

Supposedly the medium is the message, this microwave thought
was generated by a Canadian if you know your history.

i feel your pain..one of my main markets jersey city..has a 200 strong mike ferry trained office..which means i have to be better at the phones...

if they are mailing..you can see what they are mailing and have a better message,...

but i would and have never used the shotgun approach...
i use a rifle with a scope..
hitting only targeted small list...
fsbo
expireds
past clients
my sphere..

like lucky said..the shotgun apprach in this market is suicide...

Be like Karen Bernardi, the all time #1 C21 agent on the planet. She has a huge SOI database. She personally only calls them. I think she makes like 25 contacts a day over the phone to them. I am sure she has designated telemarketing staff grinding fsbo/expired/just listed-sold and her buyers leads. But that would be pretty cool to get to that level where you can essentially spend the morning calling folks who like you.

billboards, bus benches,..postcards,,..full page ads in the papoer...

Thanks for the answer... guess you've found that they'd rather not waste your time, that's good to know.

Of course, at some point they'd want to sell, but the reason I specifically mentioned Mike Ferry is that as far as I understand, he preaching focusing on people who are highly motivated and must sell very quickly, right? So I wasn't sure how this specific strategy would work with Mike's specific approach... Seems that you still pre-qualify, but they are mostly motivated.
