This is that same agent. He pretty much is doing the Ferry prospecting to a "T". There are some things that a non-Ferrite may miss... but they are important.

Notice first that he is using a inexpensive hollowed out bookshelf to hold his scripts, affirmation-goal items/pictures, and first phone. It forces him to stand and not sit... which affects his posture/tonality on phone.

Second notice/listen to the music that is playing... its Matthew Ferry doing a affirmation music CD.

Notice that he is standing and moving. He is doing 3 rings using the 3-3-3 principle that MFO teaches.

Hope this helps folks, its one thing to read the free scripts, its another things to see a top agent do it verbatim with rebuttals. Watch when she asks a closing question, her body posture and tone. She uses whats jokingly called the "Chicken nod" on her head which is part of basic salesmanship.

BTW, if you don't know who Monica Reynolds is.. she is a real estate legend. Chris Heller who just got promoted to President of Keller Williams World Wide just put her in as the COO of his Heller Team's daily operations now that she left MFO. These folks hit some insane numbers.

Quick Question for Lucky. I took the time to read this thread from the beginning.. and it is indeed a epic thread.

Do you only do pure 100% Just Listed / Just Sold into a zip code/target area or do you mix in expired and FSBO (if they even exist anymore in most markets).

Looking at your pipeline number pattern it looks like JL/JS.. but I was curious. I admire your work ethic.

In the 2 phone video, His phones are very far apart. I have a custom stand the width of my desk so I have 2 phones on either side if my laptop. The phones are in front of me and I wear two headsets.

I need to do that more, instead of going off on a tangent about the marketing and cma's..
gotta try that this week close 2 times up front in the presentation..

When you do double phone, do you use Excel printouts in two different piles and just check mark where you are at, or do you use a ruler? What do you find as the most effective way of multi-tasking with two sets of leads?

But maybe he has some SEO super secrets that allow him to do such great production... you think? Maybe he is just lucky... or a his wife works for the HR department of a Fortune 500 company who gets relocations.

Or maybe like the other folks on these videos he has a scalable and understandable business plan where he always knows what he is going to say or do next with scripted responses.

The powerful things about these videos is that a day 1 agent can watch them, combine them with the feely given scripts and start finding leads and listings in 10 days or less.

In this thread are alotta folks who poo-poo prospecting... but they themselves don't give any concrete how to methods to get from point A to B for another Realtor.

I got a laugh out of the folks who compared themselves to Doctors or other prestige professions. Here are some other jobs that don't prospect to find their clients: Air Traffic Controllers, Police Officers, and School Teachers. The point is.. who cares.. they aren't salespeople and I am not a Urologist who hands out Viagra to my grandfather.

I get calls from Search Engine Optimization companies who constantly tell me they can get me on page 1 of Google for a keyword. My question to the SEO sales guys is that why would I trade prospecting for passive marketing. They give me a ton of great answers, and then I ask them why they cold called me rather than having me be magnetically drawn to their product via google or yahoo SEO/PPC marketing. They get on the phone and bust it out too... and they SELL the freaking product they say is super sales juice.

Just my two cents and a bit of non-sense. SEO and all that jazz has its place, but its not the gas that makes the engine fire up.. its just support stuff that should pay for itself.
