Your direct response "Postcards" are being sent out
by the ten's of thousands by mass marketers in my area.

During this weeks door knocking there were three of these
in each mail box from different agents.

As per your advice I've bumped my numbers up to past clients and leads/sphere and spent $384 last month on my mail out, no calls yet but it's a long term investment that I have been doing for years and years.

Summer is Fantastic!!

Even greater when you are KILLING it!

Just BLEW PAST $400,000. One deal shy of $450,000 actually!

My mastermind group had a competition of 1000 contacts each in 13 prospecting days before the Superstar retreat! My goal was 2000. I got busy and fell behind so this past week I had to hit 200 each day. The penalty was $1 for each contact short. I made it!!!

Whenever I feel ineffective or like I can't understand where the days are going, I do a time study analysis where I track and write down everything I do every 10-15 minutes. This way I can critique my days to see what percentage of my days I have spent in income generating activities.
80% of my day needs to be spent on income generating activities and they include, prospecting, follow-up, listing appointments, negotiating offers.

Everything else needs to be delegated. To make $2-$500 per hour we cannot spend time at non income generating activities.

always with down to earth advice..
before reading this thread..
I never looked deep and even cared about where my hours went..
thats the value of a thread like this..it forces me..
to ask myself some disturbing questions..like that..
it makes me uncomfortable to even ask myself where the heck did those other six hours go..
but I know it must be answered if i want to move to the next level..
If its not PLAN then I know I have to fix it..
Prospecting, Lead follow up/lead generation, appointments..or negotians.. I have been recording my time lately..very disturbing..

I just had 2 phone lines installed in my new place today and ordered 2 phones & headsets.. I should be moving in about a week and am excited to join the group of mass dialers!

A few questions in the meantime before I get started..

1. If you are dialing numbers so fast on two phones, how do you know who you are talking to when they pick up??

2. Are all the scripts I should memorize available in the MFO complimentary section??

3. Where is the best place for a rookie agent to begin, expireds, just listed, or just sold?

4. How do you actually manage to take care of your existing business while doing so much prospecting?

2. yes, all of the important scripts are there free

3. no easy answer, so try 1 hour of each..

4. time management..8am-11am prospect new business 11am-12pm lead follow up
12-1pm lunch..1-3pm service existing clients and admin,paperwork
3-6pm ..go on appointments..or prospect, or lead follow up.

this is what im supposed to do everyday..lol

hey lucky,

can you take and share some notes on the 1 on 1 retreat?

also to share something..
i've been making the calls and not having a great response..
must be the summer or something...I realized aq few things
that keeps me encouraged..
i used to be able to book appointments 1 in 20...
now its more like 1 in 50...bummer right?
not so fast..I can speak to 50 people in 4 hours..
lets say 8am-12pm...
but is I get just 1 good listing that sells..
lets say average 5 k commission...mines is actually closer to 10k
but if it took me 4 weeks 80 hours on the phone to get the 1 good listing that sells...
then that time was worth about $50-$100 per hour..
where else in this ecoonomy can I get paid $50-$100 per hour doing anything...
lets say it takes 100 hours to get the 1 listing that sells for 5k commission...
thats $50 per hour...I dont know of many jobs paying that...

Just out of curiosity, for those that are making those calls each day...how do you reconcile with the DNC list? Or do you just by-pass it and don't bother with it?

thats a trick question?
some agents bypass and dont worry..
and some fret all day about it..
its called creative avoidance..and call reluctance..
that dnc was to discourage selling people something..
my advice..dont sell people something..
provide information to your community..
hey mr homeowner just real quick wanted to let you know that a home sold in the area...would you like to know how this affects your home value?
hey mr non homeowner real quick..a home a great deal just came on the market..was just calling to see,..if you knew anybody wanting to move in our area...

My first week back from the Superstar Retreat. Was an awesome seminar! To those here that were there.....wasn't it awesome?!?!?

Learned sooooo much! I will post and share when I have some down time.

There was a group of realtors from Italy there with translators etc. I had lunch with them. They were blown away at my prospecting numbers. Lol. One of them just me his activity plan for this year and next year! They are sooo hungry for knowledge. Refreshing to see.

I had breakfast and lunch with some big producers in the executive club. Wow. Takes your thinking to a higher level. Mike Ferry is absolutely right when he says to hang with people that do more than you do. What a difference!
Slaps you out of complacency and humbles you quickly.

What's the benefit to them to hang out with you? Is it just good will? (obviously, the reason I'm asking is that I love the idea, and many people suggest it, but I don't really have much to offer to those who are doing well, and I would assume they're busy or just avoid newbies a la Hunter)

Don't worry about that, just do it. I'm not suggesting you move in with them. Just half an hour here and there helps. Maybe they love the recognition!

njcanuck,..a couple of things
1. at the top they share information..at the bottom they hoard information
2. appeal to the ego,..I got the #1 guy in my own market to share with me..
by payinbg him sincere compliments and accolades,..offering to take him to lunch, persistence etc..
3. they want somebody to give them recognition for thier hard work and efforts and just like lucky love to give back and help others...
