In today's blog, we look at the responsibilities of lessors as it pertains to rental property management in San Diego.

Since the lessor holds paramount title to the property, it is incumbent upon the lessor to comply with all laws related to the ownership of real property. Doing this will ensure tenants' rights and protect the property. As San Diego rental property management, you will need to be familiar with these responsibilities:

Observe Health and Safety Codes. The landlord must provide an environment that is safe for the tenants. Any condition that would impair the health or safety of tenants (sewage problem, mold, rats, bees, an attractive nuisance like an uncovered hole, traffic and parking situation, or whatever it may be) must be corrected immediately.

Obey Fair Housing Laws. It is illegal to discriminate against anyone for reasons of race, religion, sex, marital status, age, or physical disability. The property management company must focus on material facts, and be fair to all tenants.

Follow All Laws. The property manager should be aware of all laws regarding treatment of the tenant, including proper notice before entering except in an emergency, returning the deposit within 21 days and demanding a deposit no larger than the maximum allowable, and giving property notice to terminate the lease.
