In our last blog, we looked at some fringe topics that one might encounter as rental property management in San Diego. Today we will continue with this line of thinking and discuss further fringe topics that any San Diego rental property manager will have to deal with:

Parking. Each tenant will have certain parking spaces assigned to him or her. They should understand that they are restricted to parking only in these designated parking spaces. Guest parking will be limited to certain designated parking spaces. The tenants are responsible for their guests abiding by these and all rules.

Waterbeds. Management policy on waterbeds needs to be clearly stated. Waterbeds can obviously cause property damage and, on occasion, have resulted in bodily harm.

Common Areas. Common areas of an apartment complex may include a swimming pool, tennis courts, greenbelts and walkways, barbecue areas, and parking lots. Notify tenants of the rules governing the use of such facilities and have them initial a rider saying they understand the rules and agree to abide by them. Post these rules also in a conspicuous location so all tenants can see.

Violation of Covenants. Covenants are promises, and basically to violate a covenant is to break the rules that have been made part of the lease agreement – rules the tenant has agreed to follow.
