So does anyone here print there own postcards? And I'm not talking about 5 - 100, I'm talking larger quantities for a monthly farming campaign. I want to start, but I need a printer, I figure I have two options:

1. Pay my print shop to print the postcards and find a printer that can simply do the addresses and barcoding needed for bulk mail rate. The print shop is actually inexpensive at about 3c card so this would be a great route..

2. Find a printer that could duplex print & mail merge the postcards on its own.

Either printer would have to have a straight through feed and be refillable (almost any printer is).. #1 could be black and white, but #2 would need to be color.

Any suggestions?

Find a company that will do both, it will be cheapest. I don't know the quantities you're looking for but there are quite a few print companies that will design, print and mail the postcards and they know the mailing standards, how to farm a good quality list for you and the specifications about where to put addresses, postage, etc. so you won't have to do anything but approve the final design and write a check.

some tips...
never farm blindly pay a lil extra to hit only homeowners
have some criteria like
owned at least 2 years or you might hit homeowners who just moved in..
target farms that are the most actively seling..so look in mls first
dont do image building farming..will take 12-18 months
do direct response farming..make that farm an offer...
free over the phone home evaluation
find out what the neighbors home sold for
free market analysis..to see what thier home is worth in todays market..

I've always liked The Personal Marketing Company. Though I don't do any direct mail anymore with any consistancy they were always good.

i like tpmco as well and quality is excellent and its auto-pilot..
problem is..its brand building..which isnt very profitable
i mailed thier newsletters every month for a year to about 300...

people loved it...but it never made me any money..no calls,
no leads, no sales...better i found to make direct response offers..
now if I send 300..I better get at least 1 response..or I stop it and make a better offer...

rules to this is test small..
send it to 500 renters if no response change the offer
if you cant get a rresponse with 500 why roll out 5000
now say you get 1 direct good response..thats a start..
now you know sending out 5000 will get you 10 responses...
target a lil more
renters who lived there at least 1 -5 years
who make over x amount...in my area they need to make over 100k..
so i dont wanna waste any money mailing to renters
who just moved in..last month with a 1 year new lease
or any renters who make 20k-30k..cause they will not be able to afford my offer...

same for homeowners..no owners who just moved in last year..
so only mail to homeowners who owned at least 2-10 years
why 10 years ..outside of that you get the lifers..owners who will never sell..ever..plus you can target the most active segment of homeowners

ages 25-55 years of age who owned at least 2,3-10 years..
this is called geographic, demographic target marketing..

to be sure, I can send 5000 postcards for about $900 a run plus the cost of the printer, ink, and mailing list ($400 for 5000) if I pay my print shop $150 to print them and do the rest myself. I know you will never find a company doing it that cheap, breakdown:

$150 - 5000 4.5 x 6 postcards full color both sides
$750 postage (.15c saturation rate * 5000)

24 mailings = $900 * 24 + $370 bulk mail & indica imprint permits + $400 list = $22400 + printer for 120,000 post cards!

No way you can get a company to mail you postcards for less than 19c each.

dude thats for sure..if you can get out 5000 pieces for 900 dollars..DO IT!
i have never gotten it that low...ever...
lowest ever on postcards..is 10 cent per color postcard..24 cent bulk mail

that's how they make money! I've thought about starting a direct mail service on the side once I learn how to do it myself from running my own campaigns.. at $900 a run for 5000 in a market as pricy and hot as mine you can definitely use the shotgun approach.. just 1 deal pays for so many postcards..

I print my own cards with an Oki C5800Ldn and an Oki C5500. I buy the 100# paper from Sam's club.

5000 postcards would cost black and white printed shipped mailed $1600 would be the lowest...4x6 through click 2 mail..
on color printed shipped and mailed 4x6 it would be about $2000
through prospectplus or postcard mania... so $900 is super awesome..

and thats excellent thinking..

in a pricey hot market the shotgun is best..
im in a post-hot market..it would be too much waste involved..
i need rifle approach with a scope to target..
but in any market ..your message is key..
you running direct offers? or brand building farming?

Would the title company have a database of updated addresses with the barcoding info sorted by carrier route and walk sequence?
