In today's blog we tackle the rights of lessors as it pertains to rental property management in San Diego.

Primary financial responsibility for the property lies with the lessor. Consequently, the lessor has the right to certain expectations within the law. As San Diego property management, it is imperative to understand these rights:

Receive Rent on Time. This is usually the landlord's primary concern. If the rent is not received, the landlord could sue for each installment as it is past due. This is obviously not a practical remedy. If the tenant has vacated the property on one's own, the landlord could take possession and re-let the premises. In most cases, however, when the rent is not received, eviction may be the only recourse.

Expect Tenant to Comply with all Laws, Rules, and Clauses of the Contract. Enforcement of the rules is essential to the smooth running of the property. When the tenant is out of compliance and refuses to get in compliance, the violation probably constitutes a breach of contract, and eviction should be started. If a tenant is permitted to violate the law, property rules or clauses of the contract, other tenants will follow suit and chaos will result. The inevitable result will be loss of income and a difficult process to reestablish order.
