I am getting ready to hire a new coordinator to handle the following:
-online and offline marketing of all listings
-weekly occupancy checks on all vacant REO and short sale listings
-photos and data entry on all BPO/CMA assignments
-maintaining company blog/website
-general office cleaning (vacuuming/trash/dusting)

We currently handle around 20 assets at a time but this is expected to increase as we just landed Fannie direct and HUD. We typically do 5-10 BPOs per week.

I would love to hear what you think would be an appropriate pay structure for such a position. This person would be full time.

Mike seems to be handing you a gift - seems like a good deal. However should you choose to pass that up - I live in Ohio so its much cheaper to live here. I would pay $12 an hour and $100 bonus for every file they touch that they take from start to finish once it closes, but only if you add the following.
I would restructure the tasks. I would do all my own photos so that you can have a good understanding of condition. You may be planning that, only having them upload them. The one thing you left out which is HUGE is all bills. I write the checks, but I am having my daughter in law or son - whoever shows up to work - they both know the billing system do the uploading and inputting of all my bills. If you just got Fannie, do not under estimate the time that will take.

Ya, I forgot billing in my first post.

If we get ramped up like they say we will (assuming amazing performance), we will ultimately bring someone on just for accounts payable and receivable.
