Anyone tryed ooma (ooma.com), I've heard that voice quality is great. As is the pricing. They are land based, but also have a mobile app for iphone and android. Premium service is about $10/month plus ataxes, for our rea that is less than $4/month. Thinking abouut trying it, but have not yet...

I use a VoIP service called "Toktumi". Costs about $15 per month, and does a lot. It forwards calls to my cell (if I set it up that way), and several other options. Call quality is pretty good, but not quite as clear as a land line. I haven't had a problem with dropped calls at all.
Check it at "Toktumi.com". I bought an adapter so I can plug in a regular phone, but you can use a headset directly with the computer. I've been using it about 18 months, and have no intention of switching. I don't know about auto dialers, since I don't use them.

Cool! I looked through my expireds in the MLS today and there really wasn't much for a good contender for the past six months...meaning, the homes are something I wouldn't WANT to try to sell. Is that so awful? We want to pick products that have a decent chance of selling, right?
I went on a preview today to take interior info to possibly sell a home in a few weeks. They are on my contact list for my website. Would one consider that a semi-warm lead? Course, they are expecting about $40-50k more than what the comps are showing...and theirs is the only one around that doesn't have a finished basement. They've noticed a home for sale in their area and at a price THEY want but they don't take into consideration the 700 sq.ft. difference and the finished basement they don't even know about (I will, unfortunately, educate them). And, of course, they refinanced somewhere along the line and couldn't give me a rough guess as to mortgage amount so I won't really know where they stand until later. Gosh, it'd be nice to have some sellers who actually have equity and can sell their home without bringing money to the table. I feel like the Grim Reaper. You should not judge the old expireds based on price. You must call them and qualify them for MOTIVATION and of course equity or ability to bring money to closing if necessary. It all begins with MOTIVATION then ABILITY to close! Do not confuse one who wants to sell an one that really MUST sell. Everyone will say they want to sell if they get such and such price. This is BS and you must plOw through those.

Thanks for the words of encouragement. And it's true, not too many people are rude. If they say no I ask them if I may add them to my database so in the future I may apply for the position of their Realtor. They usually say something like sure and I ask them for there information and get whatever they want to give. A few other times they simply say they'll simply list with their old agent (I'm still practicing handling objections).
On another note, my very first listing appointment on my first day of calling on expireds turned out to be a giant bust. I spent all day preparing my presentation and finding the perfect marketing materials to show off. I show up and start touring the home and realize there is no way he'll ever get what he wants (wanted 300k with similar comps showing 200k at most). I then waited about 20 minutes while he proceeded to help a client (oh yes, his business is in his home. Replete with three desks and two commercial grade printers and you can only show the home during business hours).
Needless to say, I turned down my very first listing offered to me. This is where experience comes in or if you want to save time and frustration GET SOME MIKE FERRY TRAINING!!!!' No one here knows everything and being involved in a network of agents who strive to get better and more efficient will make a huge difference and pay enormous dividends. You should have used the MIKE FERRY PREQUALIFYING script! It will improve your appointments and save you from going on useless appointments.

Great advice lucky! I am learning more and more to look for the motivation a seller has than them just wanting to sell. So true. Big difference between HAVE to sell and WANT to sell. WANT to sell works best if market is going up or a gorgeous home. HAVE to sell, almost always works.

Good advice but keep in mind some of the "have to sells" (stroke victim, divorce, old age, job loss) can take months to come to fruition due to many circumstances including creative avoidance of the injured party. But the key is you are on the right path and if you stick it out with them you will be a happy camper, takes time.

Thats amazingly true..especially calling expireds and fsbo's..they just dont have the motivation to do what it takes... I cancel more appointments than I go on.. I set 4 appointments today with expireds.. I will probably only go on one of those appointments...

Make minimum 100 contacts per day, 10 lead follow up calls per day, 10 past client/sphere calls per day, Mail to and grow your past client/sphere database every month.
There's the magic bullet:)

I use Top Producer. I do not use all the features. I primarily use it for monthly mailings and for follow up calls plus sphere calls. I primarily lable the contacts as either LEAD or SPERE OF INFLUENCE, plus I further lable the contact as the source it was generated from, ( Ie: cold call, sign call, referral, Internet call, etc.). Additionally I may lable it as a past client, dentist, accountant etc.
In the contact notes, I write a summary of all conversations, what they own, what they want to purchase, messages I have left, any hand written mailings I may have sent, e-mails I have sent.
I think that pretty much sums it up.
