Individuals and families also have images of themselves and images that they want others to perceive of them. Where you live and what you drive are important contributors to your image. You may not be able to help them with what they drive, but you are providing the place where they will live. Who will their children be playing with? Will they be safe? What does the appearance of the building say about the likelihood of crime? Crime, of course, occurs everywhere in isolated instances, but some buildings look like crime is an everyday occurrence. People feel that in their gut and keep on going.
Another thing people understand instinctively is that the interior of a building is usually about the same quality as the exterior. This is the assumption appraisers make while looking at comparable properties when they do not have access to the interior.
Curb appeal is the holy grail when it comes to getting your rental properties occupied. When a prospective tenant pulls up outside, the entire exterior should say “home” to them!
