I have a client who is married the spouse has tarnished credit from previous relationship, think credit score around low mid 500, but has good income 4000.00 + month, spouse does not have any credit established yet makes about 1500 + month in home daycare, they want to purchase a 180,000 home is their anything out their or ideas, seller rejected a lease option offer and also rejected a offer to close in 6 months so to build some credit and repair credit issues. but will entertain other offers if can close soon. I'm a fairly new agent so I truely at a loss how I can help my client, so please chime in and give me your ideas.

If their credit score is over 500, there are many loan options they can qualify for. Are they looking to put any money down? If income is not an issue, and they have decent assets in reserves, and credit is over 500 they can qualify for a sub prime loan. What state is it in? We are in Indiana, I think they can come up with 10-15% maybe more down. Can they be gifted from a realitive?

Yes they can be gifted from a relative...as long as there is proof. Indiana is sometimes goofy about high cost...meaning what points and fees you can charge. They will have the best chance at obtaining financing if they can get the Loan to Value down to 80% or less.
