This has probably already been answered and discussed several times in the 100+ pages of this thread but honestly I do not have the time to read them all to find the answers can someone answer 2 questions:
1. Where are you getting your numbers? I know how to look someone up by name..etc.. but if I want everyone within a block or two of a specific just listed/sold where do I do that?
2. What type of dialing programs are you using?
3. Any other cliff notes that a newbie should know that might have missed skimming through this thread whenever I have time.. 1) every office or city should have a screening software that does street searches and identify those on the DNC list. 2) I use my fingers on two phones(actually I use the eraser tips of pencils because my fingers hurt) 3) good things happen over 100 contacts. Less than that is useless. Maybe you should pull all my posts if you can and read them so you don't need to read all the fluff in between.

Challenging day today. It took me 700 dials to get 204 contacts. (only 1 lead) Time for lead follow up:)

My own personal opinion is sometimes when people.. dont understand something..they automatically look down upon it..
Im a real estate professional but Im also a salesman..I sell houses...Im not ashamed of that...
IBM..DELL..APPLe..Yes ..Apple all employ sales team that still coldcalls...
So does Berkshire Hathaway..Warren Buffet..company..So does Morgan stanley..and all prestigous NY firms all still cold call..
The reason why we may not get these calls is because our net worth may not be high enough..but they still cold call..

and calling..is just another form of lead generation..
we all tend to think the way we do lead generation is the best way..I have friends who are direct mail kings...
they would laugh at any notion of calling anybody..even fsbo and expireds..
they also would laugh at seo, blogging..ppc..or anything not direct mail..
and they have teams and do hundreds of transactions...
doesnt mean direct mail is the best..because they have the budget to send 10k postcards a month..I do not.
On a note to my friends, metroD ,lucky hunter..
I stuck to my schedule..
prospected expireds
830am-1130 am
made 556 calls spoke to 45 expireds booked 1 listing appointment..and oddly 1 buyer appointment...
tommorrow i wanna do 8am-12pm and grab 2 listing appointments... the buyers are really draining and killing me..but such is life..

(only 1 lead) Time for lead follow up:) holy cow lucky..204 contacts in one day... with no dialer? man thats impressive im using the mojo dialer and the have leadstore which gives all numbers in a radius... im running out of expireds and fsbos..so dialing into..a neighborhood is next... man expireds are tough ..i have an excellent mike ferry office in my market called liberty realty..the #1 office in my market.. whupping the weicjerts,century 21,remax,coldwellbanker and keller williams butt... but for that reason expireds just dont pick up the darn phone..i called 556 of them..only 45 answered...smh

You sure it's not the fault of the dialer? Everyone I know that uses a dialer must burn through ridiculous volumes of numbers. I don't like them for this reason. I don't trust them.

I am on here becuase this thread has taught me a lot. No disrespect to anyone, I have opinions just like everyone else. Yes granted I am fairly new, and still learning about the business. I believe that you have to talk to as many people as you can a day. I don't hide behind my computer and expect business to come. I try to be polite and friendly to all people I meet, and thats how I have made some business.
I have cold called some FSBO's. What I have been doing is going to the condos that I am farming and talking to everyone I can. Also I have looked at the bulletin board that they have in the lobby and contact the for sale by owners. I have received business this way. Also I talk to all the concierges and give them my business card to send me business if they can. Everytime I go to the building I will bring them coffee. Its is a small gesture but they appreciate and send some business my way. Some of it is a waste time but you get a couple of good leads out of it.So yes I will cold call but I will do other things, and eventually figure out an efficient system that makes sense for me.
Still a work in progess.

i suspect the dialer,..but i have nothing to compare it to,, i got the dialer idea from some big mfo agents and i trust them,..matthew ferry warned me about it though at prod. school
i really think that expireds..get hammered in my market by some really strong mfo guys..i got a monster patrick southern in my market..and he is an animal..
when i start calling into my farm cold i should have more data on this
realtor dc,
yes i use redx and landvoice but landvoice kinda sucks lately,..in fact they suck alot lately...redx rocks..love it.

There is a very definite progression of growth for Real Estate Professionals. Here's the growth pattern: Stage #1. Buyer Activity... almost everyone starts working with Buyers. Stage #2. Prospecting... you realize "I can do more" so you start talking to people about doing business with you. People you know & then people you don't know. Stage #3. You Catch the Seller "Bug"... it becomes apparent that a motivated Seller can produce more predictable results than the typical Buyer. Stage #4. Taking Listings ... going after Listings becomes a major part of your daily activity. Stage #5. Overpriced Listings... many of your listings are overpriced. That usually occurs with the first properties you sign up. Stage #6. Properly Priced Listings... are the only ones you take, you don't have time for anything else. If they're not saleable, you don't take them. Almost everyone who is successful in selling Real Estate goes through these evolutionary stages. The people that are the most successful usually end up generating 70% of their income from Listings Sold and 30% of their income from Buyer Sales. They don't need to chase after Buyers, that part of their business comes naturally as a result of taking Listings. What stage are you at? What do you have to do to get to the next stage? What "challenges" do you have to overcome next? Figure out what stage you are at in the "Evolution of a Salesperson" and commit to going to the next stage. Critical Point: a lot of Salespeople get "stuck" between Stages #5 & #6. They take a lot of overpriced Listings. How to avoid that? There are two answers: a) build up your confidence by practicing your scripts and dialogs so you can "tell them the truth" in a much more convincing fashion; & b) do enough Lead Generation so you don't have to be held captive by unmotivated Sellers who won't face the truth. You need to do both of these to get to Stage #6.

Maybe you should ditch the Mike Ferry gig and just go on doors. Sounds like you need a point of difference, this would help a lot. Or we can get Patrick killed for you.
