When a property management company in San Diego is showing your property, they do not just walk through empty rooms stating, “This is the kitchen.” “This is the living room,” and so forth. Might sharp tenants not be able to figure out the identity of the rooms themselves? As a San Diego property management company, you must create an image as you demonstrate the property and you must sell the benefits. It has been said that nobody wants to buy a drill: it’s holes that they want!

When showing a small kitchen, enthusiastically emphasize the benefits. Say something like this, “This is what’s called an efficiency kitchen. Everything you need is within a few steps from the counter space and cutting board. Just turn around and within a step or two is the stove, the sink and the dishwasher. Everything is handy for presenting the food to the lovely dining room. And cleanup is a breeze, just a few minutes and you’re done.”

When showing a large kitchen, again emphasize the benefits. “Isn’t this kitchen beautiful? Plenty of cabinet space for storage, counter space galore to prepare the food, beautiful stove and dishwasher.”

All spacious, lovely and inviting! “The living room isn’t just a living room. It has the small balcony outside with the sliding glass door and screen, and the lovely trees offering privacy and the refreshing breeze that wafts through at the end of the day. What a wonderful, peaceful, comfortable place to relax!”

People don’t want square and rectangular rooms. They want a place where they can feel a certain way – comfortable, secure, relaxed, restful, and happy. This is the image you must work to create. Show the lighting. Show the privacy. Show the safety and security. Let the prospect feel the breeze if it’s available. Sell the benefits and sign up many more tenants.
