umbers was abysmal this week..

first my..ahem..excuses...(at least im honest)
1. Buyers till make up almost all of my income and still control my time...
Thurs day and friday I let 2 buyers hit me up..and take away my prospect time..I have to be stronger..
Monday- another closing at trump..10am-destroyed my propsecting time..
but at least it was a big check and felt obligated to be there.
Today i didnt prospect..I let a buyer control my time but got in a 400k offer in downtown jersey city..at least
4 listing appointments this week ..
2 listings taken..
'both below my average but im grateful
1 in woodbridge nj for 240k
1 in port reading nj 359k

Now my numbers after all those sniveling excuses

1092 calls made
131 contacts..
6 appointments booked
2 flaked out on me
4 listing appointments
2 listings taken

all expireds from a new market..the suburbs of middlesex county nj...

interesting week..my usual demographic is young professionals from nyc..who i have great rapport..

these demographics are much much older..grumpy,grouchy and mistrustful of me being young...

im not used to that objection...

I never ever called a seller..EVER..prior to 6 months ago..
I wish I still had the money to rain my postcards on thier heads...and still had my google/yahoo/msn pay per click budget to generate leads to my website...
thank god you do..it was wonderful..while it lasted..
that being said I saved about $12,000 on internet leads so far this year...
saved another $12,000 in postcards and mailings...
by just picking up the phone..who woulda thought
$24,000 saved so far..and no decrese in sales yet..fingers crossed..
but calling ...again ..it aint so bad...

my gross commission for first half of the year is about the same...
but my profit..yes..profit..in my pocket is more..
and I feel alot better about myself and the market...im working alot more but such is life..im happy..

a lil back story...
i have or rather had about 20 buyers in my pipeline of my favorite usual client..
young manhattan professionals buying condos for about 500k.
well these super smart analytical guys start sending me articles from various news outlets mainly wall street journal about how bad it is,.,,they are gonna wait till the market comes down..prices..etc..it was devastating to me..financially and morally..
they have the cash, the credit,.and ZERO motivation to buy now..
I lost 4 deals over $45,000 in commissions because of this..
2 deals my buyers lost they job after attorney review..and used the mortgage clause ..I respect that...
1 lost due to inspection..
1 due to appraisal..both those buyers had ZERO motivation to close the deal..I even offered part of my commission..I know pathetic..right?
So my bread and butter..my high price buyers all these years are just simply sitting on the fence...
whatever..I changed tactics and startede taking listings..

WOW! For those like Nanvarac, that don't believe and have access to DAILY CONVERSATIONS WITH THE SUPERSTARS, I was the March 10th interview. (I believe I mentioned this before). There are enough agents here from Toronto area to further check me out.

I am shocked be the lack of for sale signs out there. It's very eirie!
Therefore the need for massive prospecting. I am determined to blast thru my plateau.

On a different note, this is going to seem strange but here are a list of my favorite supplements which I feel will make everyone a better, healthier, more effective agent.

1) Alcar; my favorite. Most underrated supp out there! if you are over weight, it will lean you out as it shuttles stored fat and carbs into your cells to be used as fuel. Improves focus, cognition, energy, no more lulls in the afternoon, antioxidant, improves mood, good for the heart etc.

2) quality Fish oil; for cognition, heart Health,

3) piracetam; focus, memory, mood. To be taken with choline.

I take all three daily.

So guys, try not to spit out all your Java but where are you getting these numbers to cold call? I am just going through licensing right now so be easy on me please!!!

Hey Hunter I know the Mike Ferry system works. I have done a variation of it myself. I have known some top Atlanta agents and also some in the Remax International top 100 who were total Mike Ferry. At the one on one retreats, everyone on stage uses their real names. Most of his sales pitch is based on how good everyone is doing in their local markets.

I have said before that I was 80% sure that Lucky is posting real numbers. I might be up to 85% now. I also know that Mike is a crafty old dude so I wouldn't put past that organization putting someone in forums like this to help sell more coaching. ...just sayin'....

But still I think cold calling is good for people who can stand it. Here is the opening line I used to use: "You are probably going to hate this call, but I am a Realtor and I was wondering if you plan on selling your house this year" Most people said, no I don't hate this call (since they will ALWAYS disagree with everything you say.) and then they laugh....

my mike ferry partners said dude you have nothing...
when i showed them all these high end buyers oon my email drip and listing drip campaign
he said call them and see..i did and thats when i found the truth about all my leads..
im dedicated to the system..its the only way to keep my income..while escaping buyer hell..of evenings and weeekends..

You are making good coin if you plan to ditch your current

Okay, here is my week. I planned for this and
did it which makes me feel good. (I did a experiment
and alternated calling inner city vs suburbs and
the response rate difference is dramatic)

TELEPHONE TIME/not follow up.
Mon 8:40-12
Tues 8:45-12
Wed Break day/recovery
Thur 9-12:30
Fri 9-12:30

I'm too hung over/lazy to add everything up. Finally settled
with the insurance company which is a relief(car accident 8 monthsago). My two close real estate buddies who are seasoned workers are very frustrated with current market conditions, they plan not to beat themselves up which they say is counterproductive. I'm not sure on this one as there are some newer (2-4 years trench time) agents grossing over 100K.

no no i cant ditch the buyers..

i would need 30 good listings in inventory in order to replace them..

the next 6 months i have to build about 30 listings..while still working buyers..
time mabnagement is in order the next 6 months...

its gonna take a year to be all the way free of the buyers..its ok im prepared..to roll my sleeves up..

I'm not overly dialed into Major Mike at the current time
but I suspect he'd be happier to see you with 10 WELL PRICED
LISTINGS.
