How many commercial deals (property sales) have you closed in the last 24 months? (Not listings taken but actually closed).

What type of property was it and what was the value range?

Wondering who's being successful in the commercial space in this environment.

broker - I just don't feel a need to provide a tally of the deals I do. Besides, your question leaves out a huge chunk of the commercial business.....LEASING. Is business off? Sure it is. But you adapt and figure out how to work in the system. My focus before was primarily on national retail tenants. As not too many are doing deals, I'm focusing more on the locals that are doing deals - laundromats, cell phone dealers, nail salons, asian buffets, dollar stores, etc. Add in a few bigger deals (mostly pad sites) for pharmacies, regional banks, and fast food chains, and it's been a pretty decent 24 months. That's as specific as I'll get...

I am trying to get a handle on what is selling vs. leasing. I know leasing is a big part but it's the sales figure I am after. I recently turned down a 10MM multi building listing and it wasn't hard because the property was only worth about 8MM. Another broker came in and took the listing just to get their signs out and play the game.

In my market, unless you have to sell and are willing to take a haircut, or you have a solid net leased property that will still command top dollar (relative to this market), not too much is selling. It's funny I get a lot of calls from investors and they all are looking for steals, I mean deals. When I ask their criteria, they all say "I'm a value added" investor. The problem with the listing you turned down is...the owner wants $10m, the property is worth $8m, and an investor is going to offer $5.5 - 6m. And there the property sits. Like you I assume, I'd rather focus on stuff that I can do a deal on...

When multi building do you mean (apartments,retail?????)

I am having great success with multi-family right now. There is a different segment of investor type depending on asset class a,b,c,d and location a,b,c.

For instance class A buildings are trading at a 6 to 7 CAP now because of REITS,pension funds,and insurance companies needing to place money fast.

B and C product is a different story and cap are higher from 8 to 10 usually.

I have 20 units sold and another 118 units fixing to go under contract.

If you are talking multi-family or retail we never put signs on the property as it scares away business and existing tenants.

Whoever is doing that is an idiot.

When I say signs I don't mean leasing signs but for sale signs.

If a center or complex has high vacancy then a for sale sign on a distressed property might not matter so much.

Not sure of your point other then you are frustrated at agents taking listing that they have no business with, a 3mil commercial listing like the guy down the street but anyway after his time runs out they will come to me as normal.

Some agents would make more money by referring a commercial listing out verses spending time and money in the wrong areas. The guy down the street bought a one page ad in a residential magazine. Good way to give $200 away.

Commercial is something I have thought about getting into but I don't really know anyone in it. Im not sure how to get the education that would be needed. I know a little about commercial because I have purchased and lease for my own use.
