How many commercial deals have you closed?

How many commercial deals (property sales) have you closed in the last 24 months? (Not listings taken but actually closed).
What type of property was it and what was the value range?
Wondering who's being successful in the commercial space in this environment.

broker - I just don't feel a need to provide a tally of the deals I do. Besides, your question leaves out a huge chunk of the commercial business.....LEASING. Is business off? Sure it is. But you adapt and figure out how to work in the system. My focus before was primarily on national retail tenants. As not too many are doing deals, I'm focusing more on the locals that are doing deals - laundromats, cell phone dealers, nail salons, asian buffets, dollar stores, etc. Add in a few bigger deals (mostly pad sites) for pharmacies, regional banks, and fast food chains, and it's been a pretty decent 24 months. That's as specific as I'll get...

I am trying to get a handle on what is selling vs. leasing. I know leasing is a big part but it's the sales figure I am after. I recently turned down a 10MM multi building listing and it wasn't hard because the property was only worth about 8MM. Another broker came in and took the listing just to get their signs out and play the game.

In my market, unless you have to sell and are willing to take a haircut, or you have a solid net leased property that will still command top dollar (relative to this market), not too much is selling. It's funny I get a lot of calls from investors and they all are looking for steals, I mean deals. When I ask their criteria, they all say "I'm a value added" investor. The problem with the listing you turned down is...the owner wants $10m, the property is worth $8m, and an investor is going to offer $5.5 - 6m. And there the property sits. Like you I assume, I'd rather focus on stuff that I can do a deal on...

Real estate is total change.It is like requesting perform I truly want home insurance. Well, no, but if the home burns down, it’s REALLY hard to get indemnity afterward.

Commercial is something I have thought about getting into but I don't really know anyone in it. Im not sure how to get the education that would be needed. I know a little about commercial because I have purchased and lease for my own use.
