I'm ready to replace Top Producer -- it's more than ten years old and while it's performed magnificently, I'm ready for a facelift, BUT I'm not interested in paying for anything that has monthly fee. I'd renew Top Producer if they offered a reasonable one time payment plan. In this market non-expiring monthly fees are hard to justify. So, can anyone suggest the next best software that will store addresses and customer contact information with neighborhood fields that will serve direct mail and email marketing campaigns? Thank you!

It sounds like you could benefit from using something simple that you likely already have or are paying for already, like your MLS or using MS Word and Excel within MS Office. Just a thought but sometimes less is more and simpler is smarter.
Whatever You do, don't order custom made application as they are extremely expensive. For 10% of the price You can find great applications from specialized web companies doing database software for real estate agencies.

What is the BEST Contact Management Software to manage - seller, buyers, past & present, drip campaigns, transaction tracking, property management, etc... Currently using Top Producer 8i and it is TOO COMPLICATED for the whole team to use.
This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
