It's probably not that the MLS is limited; rather, it's because it's a rural area.
I'm in one of those places with a very low population density per square mile - only 15 to 20 in many places. Some of our Towns have Zero Populations. My own Town has fewer prople now than it did at the time of the Revolution.
Without people, we find that there's hardly any need for houses.
But our MLS has the bulk of the activity, limited as it may be.
